PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2514 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON APPROVING THE APPLICATION OF A MODEL <br />HOME AND SALES OFFICE COMPLEX/MORGAN CONSTRUCTION <br />COMPANY, TNC. AS FILED UNDER CASE UP-84-34 <br />WHEREAS, model home and sales office comples/Morgan Construc- <br />tion Company, Tnc. have applied for a conditional <br />use permit to allow for the establishment of a <br />model home and sales office complex to be located <br />on the east side of Muirwood Drive, approximately <br />500 feet south of the intersection of West Las <br />Positas Boulevard and Muirwood Drive; and <br />WHEREAS, Zoning for the property is PUD (Planned Unit Develop- <br />ment) District; and <br />WHEREAS, At their duly noticed public hearing of August 8, 1984 <br />the Planning Commission considered all testimony, <br />relevant exhibits and recommendations of the City <br />staff concerning this matter; and <br />WHEREAS, the Planning commission found that the proposed <br />location of the conditional use is in accordance <br />with the objectives of the Zoning Ordinance and the <br />purposes of the district in which the site is <br />located; and that the proposed location of the <br />conditional use and the conditions under which it <br />would be operated or maintained will not be detrimen- <br />tal to the public health, safety or welfare, or be <br />materially injurious to properties or improvements <br />in the vicinity; and that the proposed conditional <br />use will comply with each of the applicable provis- <br />ions of the Zoning Ordinance. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves case UP-84-34, application of Morgan <br />Construction Company, inc. et al as herein described <br />subject to the following conditions: <br />1. That the development be substantially as shown <br />on the site plan, elevations and landscaping <br />plan, Exhibit A, on file with the Planning <br />Department. <br />2. That prior to opening the model home complex, <br />the applicant shall complete the roadway area <br />designated in Exhibit A, per the improvement <br />clans for Tract 5114. <br />
