fire services. The agreeement shall be entered into <br />prior to the approval of zoning on the subject property. <br />5. That the developer file and process a minor subdivision <br />application for a tentative parcel map for a tentative <br />tract map applicatin to effect the reconfiguration of <br />the parcels. <br />6. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the tentative map. <br />7. That prior to the submittal of a tentative map, the <br />developer shall submit a traffic study prepared by a <br />registered traffic engineer, approved by the City, which <br />analyzes the potential problems and recommends mitigation <br />measures concerning the location of the intersection of <br />the proposed 'thoroughfare' with West Las Positas <br />Boulevard. This study shall include, but is not limited <br />to: the signalization of the intersection; the construction <br />of an opening to the frontage road serving Tracts 3232 and <br />3290 opposite the proposed 'thoroughfare', and the pro- <br />posed treatment of the existing opening at Crow <br />Court; and the location of the main entrance to the <br />proposed hospital site. <br />8. That the developer be responsible for the design and <br />construction of all required public improvements for <br />the proposed 'thoroughfare' and 'collector street' <br />within the development, including the bridge crossing <br />of Tassajara Creek. <br />9. That the developer comply with all application <br />requirements of City Ordinance No. 1152 (Preservation <br />of Trees on Private Property) including submittal of a <br />tree survey of the subject development site. <br />
