Resolution No. 2584 <br />Exhibit "A" <br />Case PUD-84-7 <br />12/12/84 <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Department. <br />2. That the proposed courtyard fences located along the private <br />street be set back from the edge of street a minimum of 4 <br />ft. <br />3. That 8 ft. wide parallel curbside parking spaces be <br />installed along the west side of the private street. <br />4. That the entire length of the curb on the east side of the <br />private street be painted red and "No Parking" signs posted. <br />5. That the applicant work with staff and the adjacent property <br />owners in designing an effective combination of soundwall <br />and fence to be installed along the east and west property <br />lines, the design of said fence to be submitted to the <br />Planning Department prior to tentative map approval. <br />6. That the developer process a Tentative Subdivision Map for <br />this development. <br />7. That the proposed connecting street between Vineyard Avenue <br />and Vine Street be public streets and be dedicated to the <br />City for street right-of-way purposes. <br />8. That the centerline of the future full width configuration <br />of the proposed connecting street be aligned with the <br />centerline of the existing Mavis Drive to the satisfaction <br />of the City Engineer. <br />9. That the developer/applicant pay to the City one-third (1/3) <br />of the total installed cost of the "Vineyard Avenue Storm <br />Drain" improvement project as shown on the plans prepared by <br />the SP Group and dated 9/24/84. <br />10. That the developer will provide a four ft. wide sidewalk <br />along the east side of the private street. This sidewalk <br />will be constructed concurrently with the development. <br />11. That the developer be aware that the project is subject to <br />growth management approval prior to issuance of a building <br />permit or subdivision of the land. <br />12. That this project is subject to all Standard Conditions of <br />Development, attached hereto and made part of this case by <br />reference, except conditions 12, 13, 26, 29, 31 and 46. <br />- 1 - <br />
