to the south except that the existing 6 ft. high <br />~ fence between the properties shall be removed so <br />that the automobile wrecking yard operates as a <br />single facility. <br />4. That the new 8 ft. high wooden perimeter fence <br />shall be set back a minimum of 14 ft. from back of <br />curb along the Old Santa Rita Road frontage of the <br />subject site and parcel immediately to the south <br />in order to accommodate a 4 ft. wide sidewalk and <br />10 ft. of landscaping within the area. <br />5. That the applicant shall landscape the area <br />between the fence and the curb in front of both <br />parcels to the satisfaction of the Planning <br />Director and that this landscaping shall be <br />accomplished prior to utilization of the subject <br />site as an automobile wrecking facility. <br />6. That the 8 ft. high perimeter fence around the <br />subject site and parcel immediately to the south <br />shall be constructed prior to utilization of the <br />subject site as an automobile wrecking facility. <br />7. That there shall be no stacking of automobiles or <br />automobile parts higher than the perimeter fence <br />on either site. <br />8. That there shall be no storage of vehicles or <br />automobile parts outside of the 8 ft. high <br />perimeter fence on either parcel. <br />9. That this use permit is granted to operate an <br />automobile wrecking facility on the subject <br />property for a period of 15 years from the <br />effective date of approval of this use permit. <br />10. That all existing trees shown on Exhibit A shall <br />be retained. <br />11. That the owners/developers dedicate to the City, <br />for street right-of-way purposes, a 12 ft. wide <br />parcel of land along the Old Santa Rita Road <br />frontage of the subject parcel. <br />12. That the proposed 8 ft. high fence be angled back <br />or set back within l0 ft. on both sides of <br />northerly driveway to the satisfaction of the City <br />Engineer to provide for sight clearance. <br />13. That the owners/developers install a 4 ft. wide <br />P.C.C. sidewalk 8 ft. from back from face of curb <br />~- along the frontage of the north parcel and a 5 ft. <br />wide sidewalk at the curb line along the frontage <br />of the south parcel. <br />
