Res. 2593 <br />1/9/85 <br />include, but are not necessarily limited to <br />grading, 8 in. P.C.C. vertical curb and gutter, an <br />8 ft. wide P.C.C. sidewalk, 30.5 ft. width of <br />structural pavement, A.C. berm, additional <br />structural pavement to provide for a 14 ft. wide <br />transition lane at the Bernal Avenue intersection, <br />a storm drain system, a sanitary sewer system, a <br />water main and facilities, street lighting, <br />underground utilities, traffic control devices, <br />landscaping and automatic irrigation systems. The <br />improvements shall generally be as shown on the <br />attached Figure 1, unless otherwise approved by the <br />City Engineer. These improvements shall be <br />installed at the time of initial construction of <br />this development and shall be completed prior to <br />any occupancy of any building on this site. <br />10. That the developer construct an 8 ft. wide, <br />(minimum) P.C.C., meandering sidewalk between the <br />face of curb and the south line of the 20 ft. <br />P.S.E. across the entire Bernal Avenue frontage of <br />the development. <br />11. That the developer complete the design and <br />construction of any portions of the south one-half <br />of Bernal Avenue which have not been completed by <br />the City in conjunction with the Railroad <br />Consolidation project or the Bernal Avenue-SUnol <br />Boulevard C.I.P. <br />12. That the developer pay an in-lieu fee for a portion <br />of the cost of a traffic signal at the intersection <br />of Bernal Avenue and the proposed 84 ft. wide <br />street. The developer's proportionate share shall <br />be determined by the City Engineer based on <br />projected traffic volumes. <br />13. That the developer submit improvement plans to the <br />City for review and approval by the City Engineer. <br />These improvement plans shall be designed by a <br />registered civil engineer; shall contain plan and <br />profile drawings for all public improvements, and <br />shall meet all City requirements and standards. <br />14. That the developer design and construct storm <br />drainage improvements to collect the existing storm <br />drain channel flow at the south side of Bernal <br />Avenue at the S.P.R.R. right-of-way and convey it <br />in a pipe or other closed conduit to an approved <br />point of discharge. <br />15. That the existing 21 KV overhead power line <br />adjacent to and parallel with the flood control <br />channel be undergrounded to the satisfaction of the <br />City Engineer. <br />
