Res. 2593 1/9/85 include, but are not necessarily limited to grading, 8 in. P.C.C. vertical curb and gutter, an 8 ft. wide P.C.C. sidewalk, 30.5 ft. width of structural pavement, A.C. berm, additional structural pavement to provide for a 14 ft. wide transition lane at the Bernal Avenue intersection, a storm drain system, a sanitary sewer system, a water main and facilities, street lighting, underground utilities, traffic control devices, landscaping and automatic irrigation systems. The improvements shall generally be as shown on the attached Figure 1, unless otherwise approved by the City Engineer. These improvements shall be installed at the time of initial construction of this development and shall be completed prior to any occupancy of any building on this site. 10. That the developer construct an 8 ft. wide, (minimum) P.C.C., meandering sidewalk between the face of curb and the south line of the 20 ft. P.S.E. across the entire Bernal Avenue frontage of the development. 11. That the developer complete the design and construction of any portions of the south one-half of Bernal Avenue which have not been completed by the City in conjunction with the Railroad Consolidation project or the Bernal Avenue-SUnol Boulevard C.I.P. 12. That the developer pay an in-lieu fee for a portion of the cost of a traffic signal at the intersection of Bernal Avenue and the proposed 84 ft. wide street. The developer's proportionate share shall be determined by the City Engineer based on projected traffic volumes. 13. That the developer submit improvement plans to the City for review and approval by the City Engineer. These improvement plans shall be designed by a registered civil engineer; shall contain plan and profile drawings for all public improvements, and shall meet all City requirements and standards. 14. That the developer design and construct storm drainage improvements to collect the existing storm drain channel flow at the south side of Bernal Avenue at the S.P.R.R. right-of-way and convey it in a pipe or other closed conduit to an approved point of discharge. 15. That the existing 21 KV overhead power line adjacent to and parallel with the flood control channel be undergrounded to the satisfaction of the City Engineer.
