PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION NO. 2600 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON APPROVING A CONDITIONAL USE PERMIT FOR BROADMOOR HOMES AS FILED UNDER CASE UP-84-69 WHEREAS, Broadmoor Homes has applied for conditional use permit approval to operate a model home complex consisting of a sales office and two model home units to be located on the south side of Joshua Circle, approximately 65 ft. east of Muirwood Drive; and WHEREAS, zoning for the property is PUD (Planned Unit Development)-Medium Density Residential District; and WHEREAS, at their duly noticed public hearing of January 23, 1985 the Planning Commission considered all public testimony, relevant exhibits and recommendations of the City staff concerning this application; and WHEREAS, the Planning Commission found a) that the proposed location of the conditional use is in accord with the objectives of the ordinance code and the purposes of the district in which the site is located; b) that the proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety or welfare, or be materially injurious to properties or improvements in the vicinity; and c) that the proposed conditional use will comply with each of the applicable provisions of the ordinance code. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves case UP-84-69 application of Broadmoor Homes as herein described subject to the following conditions: 1. That the development be substantially as shown on the site plan, elevations and landscape plan, Exhibit A, on file with the Planning Department. 2. That prior to opening the model home complex, the applicant shall meet all requirements of the Pleasanton Fire Department. Written confirmation from the Fire Department shall be submitted by the applicant. 3. That approval of this use permit does not constitute approval of any signing for the
