MEMORANDUM <br />January 23, 1955 <br />T0: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5426, Joy Condominiums <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer meet all requirements of the Subdivision <br />Ordinance of the City of Pleasanton. <br />2. That the developer meet all required conditions of approval <br />of the Subdivision Map Act of the State of California. <br />3. That the developer meet all required conditions of any prior <br />approvals which this development may have received from the <br />City of Pleasanton. <br />4. That a separate water meter be provided to each lot of <br />record within the development unless otherwise approved by <br />the City Engineer. <br />5. That a separate sanitary sewer lateral be provided to each <br />lot of record within the development unless otherwise <br />approved by the City Engineer. <br />6. That in-lieu park dedication fees be collected by the City <br />prior to approval of the final map at the rate then in <br />effect and for the total number of lots in the final map, <br />unless this requirement has been otherwise satisfied. <br />7. That any existing assessment district, which the property <br />may be subject to, be cleared prior to the approval of the <br />final map or the developer will cause a segregation to be <br />completed in conjunction with the final map. <br />8. That the developer grant an easement to the City over those <br />parcels shown as public service easements (P.S.E.) and which <br />are approved by the City Engineer or other parcels whch may <br />be designated by the City Engineer. <br />
