PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2617 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING TRACT 5436 FOR PONDEROSA HOMES, <br />INC. <br />WHEREAS, Application of Ponderosa Homes to subdivide an <br />approximately 75 acre site into 253 parcels, ranging in <br />size from 5,000 sq. ft. to approximately 12.4 acres <br />located generally in the area south of the Pleasanton <br />Canal, north of Hansen Drive, and west of Valley Avenue <br />and Camino Segura; and <br />WHEREAS, zoning for the property is "A" (Agricultural) and PUD <br />(Planned Unit Development)-Medium Density Residential <br />Districts; and <br />WHEREAS, at their duly noticed public hearing of February 27, <br />1985 the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, a negative declaration of environmental impacts was <br />approved at the development plan stage of approval of <br />this project and subdivision was considered within the <br />scope of that document, therefore, no new environmental <br />considerations were made regarding this subdivision; <br />WHEREAS, this proposed subdivision conforms to he General Plan of <br />the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves of Tract 5436 as herein described subject <br />to the following conditions: <br />1. That the development shall be substantially as shown <br />on Tentative Map Tract 5436 on file with the <br />Planning Department/ <br />2. That the final street name for "Via de Los Milagros" <br />on the Tentative Map be changed to "Paseo Santa <br />Cruz" prior to submittal of the final map. <br />3. That all lots shall have rear and side yard fences <br />and all such fences shall be installed by the <br />builders with access gates no less than 36 inches in <br />width.
