in-out only. Temporary A. C, berms shall be <br />installed where required by the City Engineer. <br />3. The owner/developer shall reserve a 15 ft. wide <br />strip of land parallel with and adjacent to <br />Interstate 580. No structures shall be built within <br />this reserve area unless otherwise approved by the <br />City Engineer. <br />4. The owner/developer shall grant a public service <br />easement (PSE) and a public access easement (PAE) <br />over the portion of the driveway on the southeast <br />property line which lies within the subject <br />development parcel. <br />5. The owner/developer shall be responsible for the <br />design, initial installation and maintenance of the <br />landscaping and the irrigation system along Avenue <br />"A" frontage of the site within the 33 ft. wide <br />public service easement unless otherwise approved by <br />the City Engineer. This landscaping shall conform <br />to the proposed median landscaping and the landscape <br />master plan to be prepared for Avenue "A". <br />6. The on-site storm drain inlets shall be designed and <br />built to provide grease and oil separators which <br />shall be maintained by the owner/developer. <br />7. The most northerly driveway for Avenue "A" as shown <br />on the revised site plan shall be shifted northwest <br />approximately 20 ft. + in order to be properly <br />aligned with the center of the proposed median break <br />in Avenue "A". <br />8. Occupancy of this development shall not be granted <br />prior to the completion and acceptance of the public <br />street improvements for Avenue "A" unless otherwise <br />approved by the City Engineer. <br />9. Construction access to this site shall be approved <br />by the City Engineer prior to the start of any <br />construction in order to avoid conflicts with the <br />construction of Avenue "A". <br />10. That the applicant shall apply to CalTrans to <br />landscape at least a 10 ft. wide strip of CalTrans <br />property along the entire frontage of the subject <br />site. This area shall be maintained by the <br />applicant unless otherwise determined by CalTrans. <br />A final landscape plan on the subject site and <br />CalTrans property shall be submitted to the Planning <br />Department for approval prior to issuance of a <br />building permit. <br />11. That this development shall be subject to all <br />Standard Conditions of Development, attached hereto <br />
