PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION NO. 2663 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON APPROVING TRACT 5371 FOR MCBAIL COMPANY WHEREAS, McBail Company has applied for Tentative map approval to subdivide an approximately 8.8 acre site located at 3472 Vineyard Avenue into seven separate parcels to facilitate construction of an 80 unit condominium complex and a City park; and WHEREAS, zoning for the property is PUD (Planned Unit Development)-High Density Residential and "A" (Agricultural) District; and WHEREAS, at their duly noticed public hearing of June 12, 1985 the Planning Commission considered all public testimony, relevant exhibits and recommendations of the City staff concerning this application; and WHEREAS, a negative declaration was approved for this project at the planned unit development zoning and development plan approval stage, and subdivision of the site as shown on the tentative map was included within the scope and content of this previous environmental document. Therefore, no further environmental review is necessary at this time; and WHEREAS, this proposed subdivision conforms to the General Plan of the City of Pleasanton. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves of Tract 5371 as herein described subject to the following conditions: 1. That the development be substantially as shown on the Tentative Map Tract 5371 on file with the City. 2. That the development is subject to all the conditions of approval for PUD-84-13. 3. That all subdivided parcels, with the exception of Parcel A (Park), shall adhere to the same CC&Rs. 4. That approval of this case is subject to all conditions contained in the report from the City Engineer dated 6/12/85, attached hereto and made part of this case by reference.
