Exhibit "A" <br />Resolution No. 2681 <br />Case PUD-81-30-30D <br />1. That the development shall be substantially as shown on the <br />site plan, elevations, grading plan, sign design and <br />landscape plan, Exhibit "A", on file with the Planning <br />Department except that the colors of the building shall be <br />revised and approved by the Planning Division. <br />2. That the development shall be subject to all conditions of <br />approval of Ordinance No. 1109 reapproving the Hacienda <br />Business Park. <br />3. That no additional signing other than the monument sign as <br />shown on Exhibit "A" be installed on the subject property <br />without prior City approval. <br />4. That the applicant apply for and be issued all required City <br />permits prior to the installation of the sign. <br />5. That in addition to one "Entrance Only", and one "Exit Only", <br />signs at the appropriate driveway locations, areas shall be <br />painted with directional arrows and "One Way" markings <br />subject to the satisfaction of the City Engineer and the <br />Planning Department. <br />6. That the adjacent curbs for the fourteen parallel and angled <br />parking spaces (except required handicap spaces) proposed in <br />the area of the building entrance shall be painted green to <br />control length of parking time. <br />7. That prior to the issuance of a building permit, the <br />developers make successful application for a modification to <br />the pertinent provisions of Ordinance No. 1109 to allow for <br />the location of parking spaces within the 33 ft. public <br />service easement. <br />8. In order to maintain traffic levels at Level of Service (LOS) <br />D or better, prior to occupancy of the site a triple <br />right-turn lane at the eastbound to northbound Hopyard <br />Road/Interstate 580 off ramp intersection shall be provided <br />for unless the City finds that the prescribed mitigation <br />measure is unnecessary. <br />9. That the developer is aware that the project is subject to <br />relevant provisions of the Pleasanton Fire Code and relevant <br />permits from Alameda County and State of California agencies. <br />10. The existing storm drain inlet on Chabot Drive in the curb <br />return of the proposed south driveway shall be relocated or <br />redesigned to the satisfaction of the City Engineer. <br />
