Exhibit "A" <br />Planning Commission Resolution No. 2683 <br />July 24, 1985Item 6k <br />Staff report <br />PLANNING COMMISSION <br />July 24, 1985 <br />1. That all allowed and conditionally allowed uses on the <br />subject property shall be those of the C-S District with <br />the addition of auto wrecking as a conditionally allowed <br />use on the property. <br />2. That the development plan be approved subject to the <br />following conditions: <br />a. That the development shall be substantially as <br />shown on the site plan and landscape plan, Exhibit <br />A, on file with the Planning Department for both <br />the subject property and the property immediately <br />to the north (the "combined parcels") except that <br />the existing fence between the properties shall be <br />removed so that the automobile wrecking yard <br />operates as a single facility. <br />b. That the new 8 ft. high wooden perimeter fence <br />shall be set back a minimum of 14.5 ft. from back <br />of curb along the Old Santa Rita Road frontage of <br />the subject site and parcel immediately to the <br />north in order to accommodate a 4.5 ft. wide <br />sidewalk at back of curb and 10 ft. of landscaping <br />within the area. <br />c. That the applicant shall landscape the area between <br />the fence and the curb in front of the combined <br />parcels to the satisfaction of the Planning <br />Director and that this landscaping shall be <br />accomplished prior to utilization of the subject <br />site as an automobile wrecking facility. <br />d. That the S ft. high perimeter fence around the <br />subject site and parcel immediately to the north <br />shall be constructed prior to utilization of the <br />subject site as an automobile wrecking facility. <br />e. That there shall be no stacking of automobiles or <br />automobile parts higher than the perimeter fence on <br />the combined parcels. <br />f. That there shall be no storage of vehicles or <br />automobile parts outside of the 8 ft. high <br />perimeter fence on the combined parcels. <br />g. That all existing trees shown on Exhibit A shall be <br />retained. <br />
