PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2711 <br />A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING <br />APPROVAL OF CASE PUD-84-4-4M RALPH GOODELL AND <br />ASSOCIATES <br />WHEREAS, Ralph Goodell and Associates have applied for a major <br />modification to an approved development plan for a <br />retail shopping center/medical office complex to allow <br />for building redesign and a 1,271 sq. ft. increase in <br />size of the medical offices on an approximately 7.7 acre <br />lot located on the southeast corner of the intersection <br />at West Las Positas and Santa Rita Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Commercial and Offices District; and <br />WHEREAS, at their duly noticed public hearing of September 25, <br />1985 the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the current submittal is exempt from environmental <br />review; therefore, no environmental document accompanies <br />this report. A project of this type was included in the <br />original environmental review prepared for PUD-84-4, <br />therefore, no additional review is required. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-84-4-4M as herein <br />described subject to the following conditions: <br />1. That the medical office building shall substantially <br />conform with plans, Exhibit A, on file with the <br />Planning Department except for the following: <br />a) that the northwest wing of the building shall <br />maintain an 8:12 pitch roof consistent with the <br />balance of the structure; <br />b) that the roof tiles shall be slightly darker than <br />the shopping center buildings. Final colors to be <br />determined in cooperation with, and to the <br />satisfaction of the Planning Director; <br />c)that all exterior window sills on the building <br />shall be as shown on the color rendering presented <br />
