PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2712 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING APPROVAL OF THE CASE <br />PUD-77-10-3M FOR KEN GOOCH AND ASSOCIATES <br />WHEREAS, Ken Gooch and Associates has applied for major <br />modification to the approved residential development <br />(Mission Hills) grading plan by amending finished grade <br />elevations for five custom lots to create alternative <br />building sites located approximately 100 feet southwest <br />of the intersection at Puerto Vallarta Drive and Monaco <br />Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Medium Density Residential District; and <br />WHEREAS, at their meeting of September 25, 1985 the Planning <br />Commission considered all public testimony, and <br />recommendations of the City staff. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING; <br />Section 1. Recommends approval of Case PUD-77-10-3M to change <br />the grade of Lots 73, 74, 78, 79 and 80 of Tract 4611 as <br />herein described subject to the following conditions: <br />1. That the applicant submit grading, drainage, <br />erosion and dust control plans for the individual <br />sites for the City Engineer's approval as <br />substantially proposed by the applicant. <br />2. That the project conform with Heritage Tree <br />Ordinance requirements. <br />3. That all grading shall be done in accordance with <br />the soils engineer recommendations. <br />4. That the designated haul route conform to the <br />applicant's proposal to avoid occupied residential <br />units and minimize truck traffic. All haul trucks <br />shall be covered. <br />5. That the hours of operation for the grading be <br />limited to 8:o0am to 4:OOpm weekdays only. <br />Section 3. This resolution shall become effective immediately <br />upon its passage and adoption. <br />
