RES. 2716 <br />10/23/85 <br />final design to the satisfaction of the City <br />Engineer. <br />11. The developer shall install a ten foot (10') wide <br />sidewalk (from face of curb to property line) <br />across the entire Pimlico Drive frontage of this <br />development, unless approval of a narrower walk is <br />made by the Director of Planning and Community <br />Development. This sidewalk shall be constructed <br />to standard City details and specifications. <br />12. The developer shall install street trees and <br />necessary irrigation facilities in tree wells <br />within the sidewalk area per standards and per <br />approved plans. <br />13. The lower portion of masonry wall to be installed <br />along the south property line of this development, <br />from the existing Kindercare wall to the <br />south-west property corner, shall be designed and <br />constructed as a structure wall to retain the <br />additional fill material to be placed on this <br />site, if necessary. <br />14. The existing almond tree may be removed by the <br />developer in accordance with the Heritage Tree <br />Ordinance procedures. <br />15. The existing eucalyptus trees shall be saved, in <br />accordance with the Heritage Tree Ordinance <br />procedures, based upon the recommendations <br />contained in the Heritage Tree report dated <br />October 12, 1985 prepared by Hort Science, Inc. <br />unless otherwise approved by the City. <br />In the event that the eucalyptus trees are <br />approved for removal, the developer shall be <br />obligated to install replacement trees to <br />effectively provide a visual screen between the <br />proposed buildings and the adjacent residential <br />units to the satisfaction of the City. The <br />replacement screen, if required, shall be resolved <br />during final design and prior to the removal of <br />the existing trees. <br />16. That this development shall be subject to all <br />Standard Conditions of Development, attached <br />hereto and made part of this case by reference <br />except Condition No. 12, 13, 14 and 29. <br />17. That the development shall be governed by the list <br />of uses shown on Exhibit "B," modifying that list <br />to delete certain uses and to reflect that a <br />conditional use permit shall be required for a <br />delicatessen and laboratory facilities. <br />
