PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2724 <br />A RESOLUTION OF THE PLANNING COMMISSION APPROVING <br />TENTATIVE PARCEL MAP NO. 4473 AS FILED UNDER CASE <br />MS-85-20 FOR DR. HARI PURI <br />WHEREAS, Dr. Hari Puri has applied for tentative map approval to <br />create a 5 lot subdivision on an approximately 4.1 acre <br />site located at 3885 Foothill Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Low Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of November 13, <br />1985 the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this subdivision; and <br />WHEREAS, a negative declaration was prepared for the PUD <br />application on the subject property. Since the <br />tentative map is in conformance with the PUD, it is not <br />considered to be a new project under CEQA and, <br />therefore, no environmental document accompanies this <br />report; and <br />WHEREAS, the tentative map is in conformance with the approved <br />planned unit development on the subject property. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Tentative Parcel Map NO. 4473 for a 5 lot <br />subdivision on an approximately 4.1 acre site located at <br />3885 Foothill Road subject to the following conditions: <br />1. That the development shall be substantially as shown <br />on the Tentative Parcel Map No. 4473 on file with <br />the City. <br />2. That the 40" sycamore tree shall be saved and the <br />18" walnut shall be retained until subsequent <br />development; all other trees shall be saved or <br />removed as indicated in the PUD approval. <br />3. That as many of the trees along the eastern edge of <br />Foothill Road be saved, subject to the decision of <br />the City Engineer after reviewing improvement plans <br />for the development, and that the Heritage Tree bond <br />requirement be waived as to these trees. Should any <br />trees attempted to be saved perish, the applicant <br />
