That the proposed block wall be installed along the entire length of the eastern and northern property lines, including the PT&T parcel unless otherwise determined by the Planning Department. 4. That red curbs and/or "No Parking" signs, as required by State law, be installed along both sides of the on-site access driveway in order to maintain clear access at all times. 5. That the uses for the project site shall be limited to those permitted and conditionally permitted within the Commercial Service Zoning District except for mini-storage uses which are now permitted. 6. That the development standards for the site shall be those of the Commercial Service Zoning District except as modified with this project approval. 7. That the proposed wall sign shall be eliminated and the freestanding monument sign shall be reduced in size to a height of 6'0" and an overall length of 6'-7', the final design to be approved by the Planning Director prior to issuance of a building permit. 8. That the proposed colors for the signs be revised to replace the white color to a less bright (muted) color for the sign face and cabinet. 9. That the property shall participate in a Mutual Benefit District(s) which may be formed to finance Old Santa Rita Road street improvements, said property would be responsible for its frontage costs as determined by the City Engineer. 10. That this case is subject to all Standard Conditions of Development, attached hereto and made part of this case by reference except for 12, 13, 31, and 33. Section 2. This resolution shall become effective immediately upon its passage and adoption.
