That the proposed block wall be installed along the <br />entire length of the eastern and northern property <br />lines, including the PT&T parcel unless otherwise <br />determined by the Planning Department. <br />4. That red curbs and/or "No Parking" signs, as <br />required by State law, be installed along both <br />sides of the on-site access driveway in order to <br />maintain clear access at all times. <br />5. That the uses for the project site shall be limited <br />to those permitted and conditionally permitted <br />within the Commercial Service Zoning District <br />except for mini-storage uses which are now <br />permitted. <br />6. That the development standards for the site shall <br />be those of the Commercial Service Zoning District <br />except as modified with this project approval. <br />7. That the proposed wall sign shall be eliminated and <br />the freestanding monument sign shall be reduced in <br />size to a height of 6'0" and an overall length of <br />6'-7', the final design to be approved by the <br />Planning Director prior to issuance of a building <br />permit. <br />8. That the proposed colors for the signs be revised <br />to replace the white color to a less bright (muted) <br />color for the sign face and cabinet. <br />9. That the property shall participate in a Mutual <br />Benefit District(s) which may be formed to finance <br />Old Santa Rita Road street improvements, said <br />property would be responsible for its frontage <br />costs as determined by the City Engineer. <br />10. That this case is subject to all Standard <br />Conditions of Development, attached hereto and made <br />part of this case by reference except for 12, 13, <br />31, and 33. <br />Section 2.
