That the development be substantially as shown on the site <br />plan, floor plans, elevations and landscape plan, Exhibit A, <br />on file with the Planning Department. <br />2. That the applicant submit the final design of the patio <br />fences for review prior to the issuance of any building <br />permits. <br />3. That the applicant' submit the final color schedule and <br />materials samples for review prior to the issuance of any <br />building permits. <br />4. That red curbs and/or "No Parking" signs as required by State <br />law to enable enforcement, be installed along both sides of <br />the on-site access driveway in order to maintain a clear <br />access at all times. <br />5. That all appropriate construction methods be utilized in <br />order to attain an interior noise level at or below 45 db. <br />6. That the on-site water system shall use master meters, will <br />be private, and will be maintained by the property owner(s). <br />7. That the on-site storm drainage system shall be private and <br />be maintained by the property owner(s). <br />8. That the on-site sanitary sewer system shall be private and <br />be maintained by the property owner(s). <br />9. That the area and improvements bounded by the north line of <br />the emergency access easement, Springdale Avenue, the south <br />property line, and Pleasant Hill Drive shall be privately <br />maintained by the property owner(s). This area includes Gold <br />Creek and the vehicle access road. <br />10. That the Gold Creek area shall be cleared and cleaned by the <br />developer to meet the recommendations of the Tree Survey <br />report, the requirements of the Fire Marshal, and to the <br />satisfaction of the City Engineer. This work shall include, <br />but is not limited to, desilting and clearing the creek and <br />the culverts under Pleasant Hill Road and Springdale Drive <br />subsequent to construction activity and prior to occupancy of <br />the development in order to insure positive drainage. <br />11. That the developer shall design and install a twelve foot <br />(12') wide deceleration lane on the south side of Stoneridge <br />Drive leading into the proposed main access drive. The <br />access drive shall be widened to provide a twenty-eight foot <br />(28') minimum width. This work shall be completed to the <br />satisfaction of the City Engineer.. The requisite street <br />right-of-way and public service easement needed to complete <br />this item shall be dedicated and granted to the City. <br />
