RASOlution No. 2779 <br />April 9, 1986 <br />4. That the applicant be required to consolidate the <br />two parcels prior to the issuance of any building <br />permits. <br />5. That the landscaped strip along the eastern <br />property line be increased to 5 ft. in width. <br />6. That red curbs and/or "No Parking" signs, as <br />required by State law shall be installed along both <br />sides of the on-site access driveway in order to <br />maintain clear access at all times. All of these <br />fire lane restrictions shall be done to the <br />satisfaction of the Fire Marshal. <br />7. That the uses for the project site shall be limited <br />to those permitted and conditionally permitted <br />within the Commercial Service Zoning District <br />except for mini-storage uses which shall be a <br />permitted use. <br />8. That the development standards for the site shall <br />be those of the Commercial Zoning District except <br />as modified with this project approval. <br />9. That the proposed wall sign shall be eliminated. <br />10. That at no time shall any of the storage be allowed <br />to accommodate a commercial business (especially <br />car repair, paint shop, etc.). <br />11. That the property shall participate in a Mutual <br />Benefit District(s) which may be formed to finance <br />Old Santa Rita Road street improvements, said <br />property would be responsible for its frontage <br />costs as determined by the City Engineer. <br />12. That the applicant shall be responsible for the <br />design, installation and financing of the proposed <br />storm drain system to the east of the project site. <br />The City shall consider the establishment of a <br />reimbursement agreement that would include other <br />adjacent properties that would eventually benefit <br />from the drainage system at the time of the <br />development of their individual sites. <br />13. That if the hydraulic calculations being generated <br />by the applicant indicate that there is not <br />sufficient capacity within the Rosewood Avenue <br />storm drainage system, then the applicant shall be <br />required to resubmit a revised drainage and grading <br />plan for review and approval by the Planning <br />Director prior to the issuance of any building <br />permits. <br />
