PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2796 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING TRACT 5188 FOR RALPH MARTIN <br />WHEREAS, Ralph Martin has applied to-subdivide an approximately <br />42 acre-site into 39 pa~Ycels located on the north side <br />of the eastern terminus of Crellin Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Low Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of May 28, 1986 the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, a negative declaration was prepared for the rezoning and <br />development plan approval for this site (PUD-82-16). <br />This tentative tract map remains in substantial <br />conformance with that approved plan. This request for <br />extension of the tentative tract map is not considered <br />to be a new project under CEQA. Therefore, no <br />environmental document accompanies this case; and <br />WHEREAS, Tract 5188 is in conformance with the General Plan and <br />zoning of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Tract 5188, the application of Ralph Martin <br />to subdivide an approximately 42 acre site into 39 parcels <br />located on the north side of the eastern terminus of Crellin <br />Road subject to the following conditions: <br />1. That the development shall be substantially as shown on <br />the tentative map on file with the Planning Department. <br />2. That the developer shall pay to the City the <br />appropriate per unit school impact mitigation fee prior <br />to the issuance of building permits. <br />3. That the developer meet all applicable conditions or <br />requirements of other City departments and/or any <br />interested outside agencies having jurisdictions. <br />4. That the developer pay the applicable Zone 7 and City <br />connection fees and the meter cost prior to Council <br />approval of the development for any water meters <br />
