18.32.040 <br />storage tanks, found by the planning <br />commission to be necessary for the <br />public health, safety or welfare. <br />I. Accessory structures and uses <br />located on the same site as a condition- <br />al use. <br />J. Home occupations conducted in <br />accord with the regulations prescribed <br />in chapter 18.104 of this title. <br />K. Rabbits or fowl consistent with <br />the provisions of section 7.36.010 of <br />this code. <br />L. Any grading requiring a permit by <br />section 7006 of the building code of the <br />city on property having a "weighted <br />incremental slope", as defined in chap- <br />ter 18.76 of this title, of ten percent <br />(10%) or greater. This subsection shall <br />not apply to any recorded lot or to any <br />property on which an approved tenta- <br />tive map exists at the effective date <br />hereof. <br />M. Large family daycare homes in <br />accordance with chapter 18.124, article <br />II of this title. <br />N. Skateboard ramps. <br />O. Small bed and breakfasts in accor- <br />dance with chapter 18.124, article III of <br />this title. <br />P. Second units. Christmas tree sales lots. (Ord. <br />1443 § 1, 1989) <br />18.32.050 Prohibited Uses: <br />The following uses shall not be per- <br />mitted in the R-1 districts: <br />A. Any use not specifically or condi- <br />tionally permitted by this chapter. <br />B. Barbed wire fences or any fence <br />which has attached to it, for purposes <br />of prohibiting people or animals from <br />climbing the same, barbed wire regard- <br />less of type, with the following excep- <br />tions: <br />1. Where this title specifically allows <br />for the keeping of horses, <br />2. Where property, although zoned <br />for residential use, has not yet devel- <br />oped pursuant to that zoning and, thus, <br />a great deal of open acreage still re- <br />mains and is used for the keeping of <br />horses and other animals included in <br />the agricultural district, such usage <br />becoming nonconforming as a result in <br />change in zoning. <br />C. Gunsmiths. <br />D. Firearm sales. <br />E. Any process, equipment or materi- <br />al which has been determined by the <br />planning commission to be detrimental <br />or harmful to the public health, safety <br />or welfare or injurious to property. This <br />determination shall be made at a public <br />hearing set and noticed pursuant to <br />section 18.12.040 of this title and shall <br />be subject to review by or appeal to the <br />city council as set forth in section <br />18.124.090 of this title.
