18.84.120 <br />G. Underground Structures: Covered <br />underground structures may project <br />without limit into any required yard, <br />provided that they shall not have a <br />height of more than two and one-half <br />feet (2'/2') and provided that their sur- <br />faces are landscaped. (Ord. 1876 § 1, <br />2003; Ord. 1244 § 1, 1986; Prior Code <br />§ 2-5.41) <br />18.84.130 Projections Over Public <br />Property: <br />Projections into public rights of way <br />shall be regulated by the building code <br />and by chapter 18.96 of this title, ex- <br />cept that in a C-C district a balcony, <br />oriel window, arcade, or other projec- <br />tion may extend over a sidewalk, pro- <br />vided that the horizontal distance be- <br />tween the curb and the nearest face of <br />the structure shall be at least two feet <br />(2'), the clear vertical height under the <br />projection shall be at least twelve feet <br />(12'), and the clear horizontal distance <br />between the property line and any sup- <br />porting structure shall be at least seven <br />feet (7'). At least eighty five percent <br />(85%) of the area and eighty five per- <br />cent (85%) of the length of a vertical <br />plane through a line of supporting <br />columns shall be open and free of ob- <br />structions. Space over a public right of <br />way permitted by this section may be <br />enclosed and may be occupied by a per- <br />mitted use or a conditional use and <br />shall be included in computing basic <br />floor area if enclosed. Supports located <br />in a public right of way shall be subject <br />to the provisions of chapter 13.04 of <br />this code. (Prior Code § 2-5.42) <br />18.84.140 Height Limits - <br />Measurement: <br />The height of a structure shall be <br />measured vertically from the average <br />elevation of the natural grade of the <br />ground covered by the structure to the <br />highest point of the structure or to the <br />coping of a flat roof, to the deck line of <br />a mansard roof, or to the mean height <br />between eaves and ridges for a hip, <br />gable, or gambrel roof. The height of a <br />fence or a wall used as a fence shall be <br />measured from the higher finished <br />grade adjoining the fence or wall. The <br />average height of a wall of a structure <br />shall be deemed the height of the wall. <br />(Prior Code § 2-5.43(1)) <br />18.84.150 Height Limits - <br />Exceptions: <br />A. In a C-C, I-G, or Q district, the <br />planning commission may permit struc- <br />tures exceeding the heights prescribed <br />in table 18.84.010 of this chapter, after <br />finding that the city will be reequipped <br />to provide adequate fire protection and <br />that adjoining properties will not be <br />adversely affected. A decision by the <br />planning commission may be appealed <br />to the city council as prescribed in <br />section 18.144.020 of this title. <br />B. Towers, spires, cupolas, chimneys, <br />penthouses, water tanks, fire towers, <br />flagpoles, monuments, scenery lofts, <br />and similar structures; residential radio <br />and television aerials and antennas; <br />receive only antennas; and necessary <br />mechanical equipment appurtenances <br />covering not more than ten percent <br />(10%) of the ground area covered by <br />580-3 (Pleasanton July 2003) <br />
