18.84.100 <br />shall be separated by a distance of at <br />least twenty feet (20'); provided, how- <br />ever, portions of two (2) structures, <br />only one of which is in excess of fif- <br />teen feet (15') in height, shall be sepa- <br />rated by at least seventeen feet (17'). <br />Additions to the main structure may be <br />constructed with the same setback as <br />the existing first floor setback, provided <br />that the addition does not encroach any <br />farther into the setback than does the <br />existing main structure. All additions to <br />the main structure which exceed ten <br />feet (10') in height shall be subject to <br />design review pursuant to section <br />18.20.010 of this title. Accessory struc- <br />tures exceeding fifteen feet (15') in <br />height shall be separated by a distance <br />of at least twenty feet (20') from any <br />structure greater than fifteen feet (15') <br />in height; accessory structures exceed- <br />ing fifteen feet (15') in height shall be <br />separated by a distance of at least sev- <br />enteen feet (17') from any structure less <br />than fifteen feet (15') in height. <br />B. In an RM district, no structure <br />shall exceed the height of a sloping <br />plane fifteen feet (15') in height at the <br />interior of the minimum required side <br />yard prescribed in table 18.84.010 of <br />this chapter, and sloping away from the <br />side property line five feet (5') for each <br />additional fifteen feet (15') in height. <br />C. In an R district, the distance be- <br />tween amain structure and an accesso- <br />ry structure on the same site shall not <br />be less than six feet (6'), except that <br />accessory structures in the rear yards or <br />in one side yard may be closer than six <br />feet (6') if all the requirements of the <br />building and fire code are met and if <br />such structures are not closer than three <br />feet (3') to any side or rear property <br />line. <br />D. For structures of variable height <br />(e.g., split level houses) height shall <br />mean, for the purpose of this section, <br />the height of that portion of the struc- <br />ture nearest to the second structure. <br />(Ord. 1249 § 1, 1986; Ord. 1240 § 1, <br />1986; Prior Code § 2-5.39) <br />18.84.110 Traffic Sight Obstructions: <br />Except in a C-C district, on a corner <br />lot, no solid fence, wall, hedge, or other <br />obstruction, except the natural grade of <br />a site, within a triangular area formed <br />by the street property lines and a line <br />connecting points on the property lines <br />twenty five feet (25') from the street <br />intersection shall exceed a height of <br />thirty inches (30") above established <br />grade or an open fence up to a height <br />of forty two inches (42") above estab- <br />lished grade at the edge of the street <br />pavement or traveled way if plans have <br />not been approved, provided that trees <br />pruned up to eight feet (8') above the <br />street grade shall be permitted.
