18.84.080 <br />height; <br />2. The total linear dimensions of <br />such structures and/or screens shall not <br />exceed twenty percent (20%) of the lot <br />frontage; and <br />3. No structure on the property pro- <br />vided for herein shall occupy any ease- <br />ment for public utility purposes. <br />In addition, no structure or planting <br />of any type shall pose a traffic sight <br />obstruction as regulated in section <br />18.84.110 of this chapter. <br />D. No solid fence, chainlink fence, <br />hedge, or other screen planting in a <br />required front yard in the R-1-20,000, <br />R-1-40,000, or A district shall exceed a <br />height of thirty inches (30"), except <br />that wrought iron, split rail, or other <br />similar types of open fencing may be <br />permitted by the zoning administrator. <br />Such fencing shall be permitted if it <br />meets the following criteria: <br />1. The fence shall not exceed a <br />height of six feet (6'). <br />2. Where such fencing crosses a <br />driveway, it shall be set back a mini- <br />mum of twenty feet (20') from the face <br />of curb. <br />3. The fence shall be attractive and <br />properly relate to the architecture of the <br />residence and to its surrounding setting, <br />as determined by the zoning administra- <br />tor. <br />4. In conjunction with the open <br />fence, a solid base of brick or split face <br />block up to a height of twenty four <br />inches (24") may be constructed, and <br />decorative columns, caps, or pilasters <br />up to a height of eighty four inches <br />(84"), generally separated by eight feet <br />(8'), may be constructed. <br />Higher decorative structures or plant- <br />ing screens incorporated into an identi- <br />fiable landscaping scheme may be <br />located in a required front yard, provid- <br />ed that: <br />1. No such structure or screen shall <br />exceed six feet (6') in height except <br />decorative arched gateways, which may <br />be a maximum of eight feet (8') in <br />height; <br />2. No structure on the property pro- <br />vided for herein shall occupy any ease- <br />ment for public utility purposes. On the street side of a corner lot <br />the side yard shall not be less than <br />twice the depth of the minimum side <br />yard prescribed for the district, except <br />that a side yard in excess of the re- <br />quired front yard depth shall not be <br />required, and a side yard less than ten <br />feet (10') shall not be permitted. <br />B. On a reversed corner lot the mini- <br />mum rear yard may be not less than the <br />minimum side yard prescribed for the <br />district if the side yard adjoining the <br />street is not less than the required front <br />yard on the adjoining key lot, or fifteen <br />feet (15' ), whichever is greater. <br />C.
