PUD-55, Michael Carey and Steve Maestas <br />Application for Planned Unit Development (PUD) approval to: (1) rezone an <br />approximately 0.24-acre parcel from RM-15 (Multiple-Family Residential) District and <br />Core Area Overlay District to PUD-HDR (Planned Unit Development -High Density <br />Residential) District and Core Area Overlay District; and (2) demolish two existing <br />residential units, renovate one existing residential unit, and construct four new <br />single-family homes for a total of five residential units at the property located at 225 West <br />Angela Street. <br />Action recommended: Recommend approval. <br />Action taken: Recommended approval per staff, with the following modifications: <br />(1) Add a new condition that the applicant work with staff to diversify the stairs/entryways <br />of homes facing Peters Avenue and to soften the streetscape along Peters Avenue <br />through landscaping; (2) Add a new condition that the applicant install a door in the <br />Unit D garage to provide direct access into the unit; and (3) Modify the second sentence <br />of Condition No. 18 as follows: "The project/building developer m°,~~~ shall comply <br />with the following requirements for making all houses on the het property photovoltaic <br />ready." <br />Vote: 5-0. <br />PCUP-185, Steve Black, Generations Healthcare of Pleasanton, LLC <br />Applications for: (1) a modification to a previously approved conditional use permit <br />(UP-71-13, Pleasanton Convalescent Hospital) to increase the number of beds from <br />129 to 139 at the existing convalescent hospital; and (2) a variance from the Pleasanton <br />Municipal Code to reduce the required parking from 125 spaces to the existing <br />99 spaces.
