Vestin¢ Tentative Subdivision Mau 7721 Ponderosa Homes, Mel & Carol Lehman, <br />and William & Kathrva Selwav <br />Application for a vesting tentative subdivision map to subdivide a 19.83-acre property <br />into 271ots for 25 new and two existing single-faznily homes, seven pazcels to be <br />transferred to adjoining properties, and miscellaneous public infrastructure improvements <br />including the reconstruction of a portion of Cameron Avenue. The property is located at <br />3157 Trenery Drive and 2313 Martin Avenue and is zoned PUD-LDR (Planned Unit <br />Development -Low Density Residential) District. <br />THE PUBLIC HEARING WAS OPENED. <br />Pam Hazdy, Ponderosa Homes, noted that she had requested that this item be continued to <br />December 27, 2006 to allow additional time to work with staff to develop language on the <br />conditions. <br />THE PUBLIC HEARING WAS CLOSED. <br />This item was continued to December 27, 2006. <br />a. PCUP 165/PDR-529/PUD-81-25-7M Reeencv Centers (Don MacKenzie and Pete <br />Knoedlerl/Home Depot <br />Application for a PUD major modification, conditional use permit, and design review <br />approval to allow the construction of 193,481 squaze feet of commercial azea, including a <br />Home Depot building supply store and gazden center, a Long's Drugs pharmacy with <br />drive-through, and miscellaneous neighborhood retail stores including one drive-through, <br />on an approximately 16-acre pazcel located at the Valley Avenue/Bemal Avenue/Stanley <br />Boulevazd intersection, in the Stanley Business Pazk. Zoning for the property is PUD-C <br />(Planned Unit Development -Commercial) District. <br />Also consider the Negative Declaration prepazed for the project. <br />Ms. Decker noted that staff recommended that the Planning Commission review the project, <br />consider the merits of the project, make the conditional use permit findings, and recommend <br />approval to the City Council. <br />In response to an inquiry by Acting Chairperson Fox whether this was a legislative act. She also <br />asked if the project could then be referended.
