noted that Mr. Alexander indicated that he had a concern about traffic but that he did not <br />~` want an EVA; he believed that both of those points were inconsistent. He preferred to <br />have Claza Lane opened up so the EVA could accommodate construction vehicles with <br />less impact on the other residences. <br />In response to an inquiry by Chairperson Arkin regazding whether the homes would be <br />sold, Mr. Hughes replied that Mr. Hatsushi wished to give those four lots to his children. <br />The nine lots to the north would be sold. <br />Chairperson Arkin preferred that the four homes be built at the same time to minimize <br />inconvenience to the residents. Mr. Hughes stated that it would be unlikely that all of the <br />houses would be constructed at the same time. <br />THE PUBLIC HEARING WAS CLOSED. <br />In response to an inquiry by Commissioner Maas regarding whether the staff report <br />normally included information about the trees, Ms. Decker replied that it would depend <br />on the impacts of the number of trees that may or may not be removed. A report for the <br />Commission's review was included, and a more detailed analysis would be brought back <br />as part of the staff report for the next workshop or public hearing. <br />Commissioner Maas noted that page 5 of the tree report stated that "the value of <br />19 heritage trees recommended for removal is $73,700." <br />In response to an inquiry by Commissioner Maas regazding whether the discussion with <br />Mr. Lloyd with respect to moving the EVA away from his home was ongoing, <br />Ms. Decker confirmed that it was. She added that the proximity of the EVA to his home <br />was not intended. Discussions were taking place to determine the feasibility of moving <br />the EVA farther from his home. <br />In response to an inquiry by Commissioner Roberts regarding whether the Commission <br />could walk the property to clarify the grading situation, Ms. Decker confirmed that would <br />be possible. <br />In response to an inquiry by Commissioner Maas regazding whether any visuals from <br />Mr. Lloyd's house would be available, Ms. Decker replied that would be brought back to <br />the Planning Commission. <br />Commissioner Fox noted that when the Vineyard Avenue Specific Plan was done, it was <br />assumed that the Neal School would be built. She inquired whether the EVA had been <br />installed because of the possibility of the school being built. Mr. Roush did not believe <br />the EVA was put into because of the presence of the school and added that staff would <br />look into it. <br />In response to an inquiry by Chairperson Arkin regazding any time limit of the <br />development agreement, Mr. Roush replied that there was no development agreement <br />PLANNING COMMISSION MINUTES January 11, 2006 Page 7 of 19 <br />
