Now that I have put together some <br />preliminary plans and received preliminary input from the City of Pleasanton, I wanted to <br />introduce myself and the project to you as I envision it. <br />The proposed development would be located at 5980 and 5998 Sunol Blvd., near the North East <br />intersection of Sunol Blvd. and Sycamore Rd. Currently there is a boarded up house and shack at <br />5980. 5998 Sunol is vacant. Zoning for the parcels is professional office. The proposed project <br />would adhere to the North Sycamore Specific Plan and zoning requirements for the site which <br />include a 30 foot height limit and a 30% Floor Area Ratio maximum (FAR refers to the floor <br />area of the building, divided by the area of the site) No variances would be requested. The <br />building would be comprised of two 1 1,000 sf stories and parked at a ratio of approximately 4.25 <br />spaces per 1000 sf, well in excess of the required 3.3 per 1000 parking ratio for general office. <br />Given the design and use adheres to all zoning requirements and the North Sycamore Specific <br />Plan, the City has thus far been supportive of the project. <br />Allowed uses for professional office zoning are: Administrative and Business Offices, Design- <br />Related Offices, Insurance Offices, Legal Services, Medical and Dental Offices, Real Estate <br />Offices and Research Services. No specific tenants have been arranged at this point. <br />I've attached a copy of the proposed site plan and elevation for your review. The elevations were <br />designed to complement the nearby existing professional office building at 6088 Sunol Blvd. and <br />incorporate features that include variations in massing, setbacks and height, as well as a highly <br />articulated facade with details that blend with the residential character of the area. My architect, <br />ARC Inc., also designed 6088 Sunol Blvd., the two story office building built at the South East <br />corner of Sunol and Sycamore. Given his experience and the success he had with that <br />development (including a 2003 award for "Best Building Design of the Year" by the East Bay <br />Business Times) I felt he was uniquely qualified to deliver a design that would be agreeable to <br />the stakeholders involved. <br />~'t~rRli R}~:A[,'I'v INVh;'~'1'E3R`~ <br />
