26. The applicant shall make the following modifications/revisions to the landscape <br />plan: <br />a. Evergreen ivy or vines shall be planted along the western base of the masonry <br />wall. <br />b. The rosemary groundcover within the bioswales shall be substituted with one <br />or more species of groundcover that are suitable for a bioswale environment <br />(i.e., one that doesn't "drown" easily when the soil becomes saturated, one that <br />sends out many fibrous roots to reduce erosion, and one that does a good job of <br />filtering the water before it reaches the drain inlet). <br />c. The species and sizes of the native riparian landscaping to be installed along <br />the southerly bank of Sycamore Creek shall be shown on the plan. <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br />27. The applicant shall provide root control barriers and four inch perforated pipes for <br />trees in planting areas less than ten feet in width, as determined necessary by the <br />Planning Director at the time of review of the final landscape plans. <br />28. The applicant shall install an automatic irrigation system for all project <br />landscaping, including the landscaping installed in the City right-of--way. <br />29. Except as otherwise conditioned, all trees used in landscaping shall be a minimum <br />of 15 gallons in size and all shrubs a minimum of 5 gallons. <br />30. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design. <br />31. The project developer shall comply with the recommendations of the tree report <br />prepared by Traverso Tree Service dated March 5, 2007, except that tree nos. 5 <br />and 6 shall be saved as shown on the approved development plan. No tree <br />trimming or pruning other than that specified in the tree report shall occur. The <br />project developer shall arrange for the arborist to conduct a field inspection prior <br />to issuance of grading permits to ensure that all pre-construction recommendations <br />have been properly implemented. The arborist shall certify in writing to the City <br />that such recommendations have been followed. <br />5 <br />
