Project Summary <br />Background <br />One of the two subject parcels, 5980 Sunol Blvd., is located within the North Sycamore <br />Specific Plan and zoned PUD-O. 5998 Sunol Blvd. falls just outside the NSSP area but is <br />also zoned office. 5980 Sunol Blvd. was previously used as a residential site (the house <br />has been boarded up and vacant for several years), while 5998 Sunol Blvd. was used as a <br />residence and office until it was demolished in 1997. <br />Site Description <br />The proposed office development would sit on both parcels and total 1.6 AC (5980 <br />Sunol Blvd. at 1.01 AC and 5998 Sunol Blvd.at .66 AC). A lot line adjustment will be <br />required and applied for to merge the parcels. The site is located in close proximity to <br />office developments (most notably the Applied BioSystems campus to the West), <br />residences on Sycamore Rd. and Memorial Gardens Cemetery, directly to the North. <br />5998 Sunol Blvd. is bound by a drainage channel (B-2-1) on the far North side of <br />property. The infrastructure improvements associated with the North Sycamore Specific <br />Plan diverted Sycamore Creek away from this channel several years ago. There is no <br />riparian habitat within the channel as current water flows are non-existent to very <br />minimal and sporadic. However, the proposed site plan avoids altering the channel's <br />natural path. The plan has been approved by the Department of Fish & Game and the <br />Regional Water Quality Control Board. Furthermore, the channel was determined not to <br />be under the jurisdiction of the following agencies: USACE, USFWS, Zone 7 Water. <br />Project Description <br />The proposed building would be comprised of two 1 1,000 sf stories and parked at a ratio <br />of approximately 4.25 spaces per 1000 sf. Landscaping around the building would <br />include a variety of shrubs and trees, many of which are native to the area. All setbacks, <br />height limit and FAR requirements have been adhered to. Allowed uses per the <br />professional office zoning would include: Administrative and Business Offices, Design- <br />Related Offices, Insurance Offices, Legal Services, Medical and Dental Offices, Real <br />Estate Offices and Research Services, however, no specific tenants have been arranged at <br />this point. Once some of the tenants and/or purchasers are committed, a subdivision <br />application will be submitted to allow office condominiums to be sold to small business <br />owners. Assuming all moves forward as planned, construction would commence in the <br />late Summer/early Fall of 2007 with completion in Summer of 2008. <br />Building Design <br />The elevations were designed to complement the nearby existing professional office <br />building at 6088 Sunol Blvd. and incorporate features that include variations in massing, <br />setbacks and height, as well as a highly articulated facade with details that blend with the <br />residential character of the area. The project architect, ARC Inc., also designed 6088 <br />Sunol Blvd., the two story office building at the South East corner of Sunol Blvd. and <br />Sycamore Rd. Given ARC's experience and success, including a 2003 award for "Best <br />Building Design of the Year" by the East Bay Business Times, the applicant felt ARC <br />was uniquely capable of delivering a design agreeable to the stakeholders involved. <br />
