be carried in a concrete gutter to an acceptable point of discharge. The minimum <br />slope for concrete gutter shall be 0.5 percent. <br />88. Six-inch (6") vertical concrete curbs shall be installed between the new parking <br />spaces and the landscaped areas unless wheel stops are installed, subject to the <br />review and approval by the City Engineer and Chief Building Official. <br />89. The applicant shall dedicate to the City an eight-foot wide public service easement <br />(P.S.E.) along both the Sunol Boulevard and Sycamore Road frontages of the <br />subject properties. Said easements shall be granted to the City prior to the City <br />Engineer approval of the Lot Line Adjustment merging the two lots or prior to the <br />issuance of the on-site building permit, whichever occurs first. <br />90. All existing wells on the site shall be removed or sealed, filled and abandoned <br />pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well <br />for construction water. Any wells designated for abandonment or any wells, <br />encountered during construction, are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br />91. All existing septic tanks or holding tanks shall be removed or sealed, filled, and <br />abandoned, pursuant to the requirements of the Alameda County Department of <br />Health Services. <br />URBAN STORMWATER RUNOFF REQUIREMENTS <br />Stormwater Desi~quirements <br />92. The project shall comply with the Alameda Countywide NPDES Permit <br />#CA50029831, a copy of which is available at the City offices. <br />93. The following requirements shall be incorporated into the project: <br />a. The project developer shall submit a final grading and drainage plan prepared <br />by a licensed civil engineer depicting all final grades and on-site drainage <br />control measures including bioswales. Irrigated bioswales shall be redesigned <br />as needed to the satisfaction of the City Engineer to optimize the amount of the <br />storm water running off the paved surface that enters the bioswale at its most <br />upstream end. This plan shall be subject to the review and approval of the City <br />Engineer prior to the issuance of any building permits. <br />15 <br />
