the approved landscape plan for this development. Said agreement shall run <br />with the land for the duration of the existence of the structures located on the <br />subject property. <br />31. All trees used in landscaping be a minimum of 15-gallons in size and all shrubs a <br />minimum of five gallons, unless otherwise shown on the approved landscape <br />plan or otherwise approved by the Planning Director. <br />32. The project developer shall provide root control barriers and four-inch perforated <br />pipes for parking lot trees and trees in planting areas less than 10-feet in width, <br />as determined necessary by the Planning Director at the time of review of the <br />final landscape plans. <br />33. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br />34. The project developer shall adjust the sprinkler heads to redirect the water away <br />from the monument sign if proposed, while ensuring complete irrigation coverage <br />of the landscaping around the sign. All landscaping around the sign shall be <br />restored after installation of the sign and prior to final of the sign permit. <br />35. The applicant shall follow the tree protection measures as stated in the tree <br />report, on file as Exhibit A in the Planning Department. All tree protections <br />measures shall be stated in the construction drawings prior to the issuance of a <br />building permit. <br />36. The final landscape plan shall include planting at the existing sales office location <br />after the building is relocated so that adequate planting would be provided until <br />such time that the home is construction. Said plan is subject to the review and <br />approval by the Planning Director, and the planting shall be complete prior to the <br />occupancy of the restaurant. <br />Building Permit Review: <br />37. The buildings covered by this approval shall be constructed to meet Title 24 state <br />energy requirements. <br />38. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />39. The project developer shall submit a building survey and/or record of survey and <br />a site development plan in accordance with the provisions of Chapter 18.68 of <br />the Municipal Code of the City of Pleasanton. These plans shall be approved by <br />the Chief Building Official prior to the issuance of a building permit. The site <br />6 <br />
