be received before any changes are constituted in site design, building design, <br />etc. <br />11. The project developer shall submit a waste management plan to the Building and <br />Safety Division prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and <br />how the project developer intends to recycle at least 50% of the total job site <br />construction and demolition waste measured by weight or volume. Proof of <br />compliance shall be provided to the Chief of Building and Safety prior to the <br />issuance of a final building permit. During demolition and construction, the <br />project developer shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only". The project developer shall contact <br />Pleasanton Garbage Service for the disposal of all waste from the site. <br />12. The project developer shall prepare and record a metes and bounds description <br />delineating the building envelope areas, including the entire event center and <br />winery area covered by this application and the envelope area for the existing <br />residence and three existing accessory buildings shown on the site plan. The <br />metes and bounds description shall be prepared to the satisfaction of the City <br />Engineer, shall be reviewed by representatives of the Tri-Valley Conservancy <br />before its recordation, and shall then be recorded before occupancy of the <br />buildings covered by this approval. In order to clearly demarcate these areas in <br />the field, the project developer shall place brass property corners/hubs in <br />conformance to the metes and bounds description before occupancy of the <br />buildings covered by this approval. <br />13. The applicant shall submit a design review application for the future residence to <br />staff. The design review process shall following the requirements specified in <br />Chapter 18.20 of the Pleasanton Municipal Code. <br />14. The applicant shall submit sign details to the Planning Director for review and <br />approval before installation. <br />15. Back-up generators shall not be allowed except in emergencies where products <br />may be at risk of spoiling. <br />16. The placement of any portable restroom facilities for harvesting shall be located <br />in a visually screened area and shall be reviewed and approved by the Planning <br />Director. After the initial determination by the Planning Director, all future <br />placements shall correspond to the prescribed location, unless otherwise <br />approved. <br />17. The restaurant building, its surroundings, and the parking area shall be <br />maintained in a professional manner at all times. If the site is not maintained in a <br />professional manner and becomes a nuisance, at the discretion of the Planning <br />Director, the City will initiate code enforcement actions.
