The Ccmmisaion then took up the question raised by Comnisaioner Antonini con- <br />cerning the objectives of this particular development as far as quality is <br />concerned. <br />If this submittal moss brought under the R!S District, it would be considered very <br />high quality housing. <br />Commissioner Arnold inquired as to the standard of fire protection in the walls, <br />and received a reply of~the standard one to two hours. <br />Commissioner Antonini stated that the plena as submitted were very poor, no <br />definite elevations are shown, roof lines, etc., defined. <br />Commissioner Garrigan inquired about optional items such ae fireplaces, dishwashers, <br />built-in stoves, etc. Mr. Frost replied that they are not that far along in their <br />plane. <br />Mr. Frost also could not come up with any fixed prices of the homes. However, he <br />stated that their aim is to serve the market not now reached by the present market. <br />He cited ae an example that their present loveat priced home is $22,450, and which <br />has gone up $1,500 in the last six months. <br />Ia the Garden Court Home concept, the builder hopes to keep the price of the home <br />in the low twenties and below twenty thousand dollars, but again, could not give <br />a firm answer because of fluctuating prices in lumber and building costa. Coasai.ssioner <br />Garrigan raised many objections, felt that if some of the amenities of a home could <br />be eliminated, the price could be lowered by hundreds of dollars. Commissioner <br />Garrigan also inquired if the zero lot line would extend to three sides of the hams, <br />and received an affirmative answer. <br />Commissioner Antonini inquired ae to the coat per square foot of these lots, but <br />received no answer. <br />Chairman Plato inquired about the difference in the zoning of single-family or <br />duplex units developed. He remarked thg the schools are spread so thin as <br />it is that it will mean providing another school site south of Black Avenue. <br />Mr. Dyer replied that the homes are aimed at young families or older people. <br />Mr. Patof 4829 Treewood Court stated that he had made some gaick estimates on <br />the price of the homes and based on the square footage foand in a typical home - <br />1400 aq.ft. - and breaking it down to as approximate figure of $14 a square foot, <br />the price of the home cotes to about $16,800. <br />The Coaissioners gave same direction to D 6 V Builders as to their preferences, <br />and recom~endations. These were: more comparisons on land cost, square footage <br />cost and also that they would like to see acme zero lot lines in the same price <br />range, along with some definite figures on prices, etc. <br />c. Xred Falender - Preliminary Development Plana. Zero Lot Line Houein¢ <br />Application of Falender Homes to review the preliminary zero lot line concept <br />on that property generally located south of hest Lea Poeitas, between Foothill <br />Road and Interstate #680, said property containing amore or less 73 acres. <br />Planning Director Caatro stated that the purpose of this application is to review <br />the concept. It is up to the discretion of the Cosssiasion to receive public <br />testimony. He also stated that in his opinion the architect has done an excellent <br />job. Mr. Caatro then explained the drawings on the boar/d. /~ <br />GFi~ f l~ f~'+'~ <br />The Planning staff referred to the fact that once li is opened vF.sae!'~699 <br />i~a,ialam to the development and the shopping facilities at Stoneridge are available, <br />the commercial proposed for the corner of Weat Las Positas and #680 would be <br />unjustified. He then explained the pattern on the board showing the location of. <br />the homes which shows three aides open rith only one aide up against the zero lot <br />line. <br />The concept here is under the P.U.D. development and will be priced in the higher <br />price range. <br />- 5 - <br />
