Application of San Ramon Engineers for approval of Tentative Tract Maps 2954, <br />2955 and 2956 - Besco Development Comvanv <br />There were no further questions to be answered at the time of the meeting and upon <br />motion of Commissioner Pons, seconded by Chairman Carrigan, and carried, the <br />following resolution was unanimously adopted. <br />RESOLUTION N0. 937 <br />WHEREAS, the application of San Ramon Engineers for <br />approval of Tentative Tract Maps 2954, 2955 <br />and 2956 - Besco Development Company, has <br />came before this Commission, <br />NOW, THEREFORE BE IT RBSOLVED, that the Planning Commission hereby <br />approves Tentative Tracts 2954 and 2955, with the <br />stipulation that Tract 2956 be continued for <br />six (6) months, at which time the staff will <br />make a recommendation for the land adjoining <br />the V.C.S.D. sewage treatment plant. <br />Tracts 2954 and 2955 are subject to the <br />following conditions of approval: <br />1. Terms of Annexation No. 53. <br />2. Total lots allowed to be 1,025, not more than <br />50% to be 6,200 sq.ft. to 6,500 sq.ft. in area <br />(Total lots allowed to be 1,020 lots, not more <br />than 33% to be 6,200 sq.ft. to 6,500 sq.ft. in <br />area) . <br />3. A complete landscape plan for back-up fence <br />and landscaping to be provided for Planning <br />Commission review and approval at the time of <br />submittal of the first tentative map for approval. <br />Such plans to incorporate the irregular fence <br />pattern shown on Exhibit A and the fence design <br />shall be similar and of equal quality to the wood <br />and block design shown in the photograph desig- <br />nated Exhibit C. <br />4. The street pattern shall be in substantial <br />conformance with Exhibit A. Relotting necessary to <br />reduce the allowed number of lots shall resolve <br />the lots of undesirable configuration as desig- <br />nated on Exhibit A. <br />5. The typical site plans designated Exhibit B <br />are approved in concept to include the following <br />features: <br />a. Provision for storage area for boat or trailer <br />to be provided on not less than 20% of the lots. <br />b. Reduction of front yard to 10 ft. where garage <br />is turned 90% to the street or where garage access <br />is from another frontage. In either case, such <br />minimum dimensions shall not extend over more than <br />SO% of the lot frontage (or any one frontage) and <br />the remaining front yards shall meet the minimum <br />Ordinance requirements for minimum dimensions. <br />- 7 - <br />
