PAG1~ TWO <br />7. Curb breaks giving access to the property shall not occur <br />closer than fifty (50) feet from the nearest curb of an inter-- <br />aecting street. Curb breaks shall be no wider than twenty (20) <br />feet and shall be separated from adjacent breaks by a curb no less than <br />forty (40) feet is length. <br />8. A clearly legible site plan with all dimensions drawn to scale and <br />architectural drawings including a perspective drawing of all <br />buildings to be erected shall be submitted to the Planning Comniasion <br />for approval prior to the commencement of any construction activity. <br />A petition, signed by 79 property owners and merchants, was presented to the <br />Co~maissioa, requesting the City deny permission to construct a professional <br />building in what is known as Jensen tract for the following reasons: <br />1. This tract was proposed as and is now considered to be an ezclusive, <br />high quality residential sub-division. It was annexed on that basis <br />and homes have been built on that basis. Any deviation would amount <br />to a breach of faith and would detract from the tracts present high <br />standards. <br />2. There is adequate space for such a building within the City's present <br />commercial zone; growth within the zone should be encouraged and the <br />proposed construction would tend to set a precedent that would be <br />detrimental to such growth. <br />3. Good planning would indicate that the residential areas should be <br />exclusive and that all business and professional activities should <br />be confined to the present central area until such time as population <br />increases require creation of additional business zones. <br />A discussion with the local businessmen followed. <br />It was moved by Commissioner Abrott, seconded by Commissioner Hanifea and <br />approved by all that a resolution, similar to that proposed by Mr. Williams, <br />be drafted and presented to the Citp Council. The following is the resolution, <br />drawn up by City Attorney Struthers: <br />WHEREAS, it is considered to the interest of the public welfare to proceed with <br />the zoning of the territory annexed to the City since February 1, 1954; and <br />WHEREAS, the existing zoning ordinance of the City of Pleasanton adopted by <br />the City of Pleasanton February 1, 1954, as amended, provides for multiple <br />dwellings and certain home occupations; and <br />WHEREAS, the City of Pleasanton is in the process of adopting a master plan <br />and rerising its zoning ordinance; <br />NOW, THEREFORE, THE PLANNING CO`II~ISSIUN U THE CITY OF PLEASANTUN DOES HEREBY <br />RESOLVE AND RECOMMEND TO THE CITY COUNCIL AS FOLLOWS: <br />1. The following described property, as designated on Zone Map dated <br />September 2U, 1956, 'attached hereto, be included in Zone 3 (business and <br />commercial) pursuant to Ordinance #228: <br />That property northerly of .arroyo Del Valle, easterly of <br />Santa Pita Road and southerly of the 14estern Pacific <br />Railroad Tracks. <br />2. As an interim measure, pending adoption of a revised zoning ordinance, <br />the following described property be zoned for residential use, subject to <br />the following restrictions, and employed solely in the following uses: <br />1) Single family residential dwellings. <br />2) No home occupations permitted. <br />Said property is all of that described this date <br />lying northerly of the I'+e stern Pacific ailroad <br />tracks, easterly of Santa Rita Road and tJesterly <br />of the Henry j.
