,. _i <br />TENTATIVE SUBDIVISION MAP <br />TRACT 1850, PL6ASAN'PON, CALIFORNIA <br />CONDITIONS OF APPROVAL: <br />1. The subdivider shall dedicate a 10 foot storm drain easement, construct <br /> a 6 foot chain lids fence std improve the ditch section along the rear <br /> of Lota 10,11,12 sad 13 as shown upon Bzhibit "A" Tentative Map Tract <br /> 1850. <br />2. The subdivider shall pnt up a cash deposit in an amount which gill pro- <br />- vide for extension of 300 feet of the eziating 18 inch reinforced concrete <br /> pipe storm sewer which crosses Vineyard Avenue and extends northerly <br /> toward the Arroyo del Valle Creek, <br />3. The subdivider shall relocate to the satisfaction of the Pleasanton <br /> Towntihip County water Matrict the sates main which crosses Lots 2, <br /> 3, 4, 5, 6, 6, etc. <br />4. Street sections shall be as indicated on Slchibit "A" Tentative Map <br /> Tract 1850. <br /> All street frontages of lots shall be bronght to sidewalk grade and <br /> all lots graded to planes heceasary for proper drainage and elimination <br /> of pot holes. Grading as is required for construction of pavement, <br /> curb, getter and sidewalk. <br /> The subdivider shall reelove all trees on the southerly side of Vineyard <br /> Aveme and reconstruct road frnm new curb, gutter and sidewalk to <br /> eziating edge of pavement. <br />5. Minimum lot area within Tract 1850 to be 6,000 agnare feet. Use of land <br /> Single Family Residence. <br />6. All provisions of the City of Pleasanton Subdivision Os~inanoe shall <br /> be complied with. <br />7. Easements designed in accordance with standard engineering practice <br /> and approved by the City Engineer shall be required where storm <br /> waters discharge upon adjoinigg properties. <br />8. Standard vertical curb and gutter and separated and/or integral <br /> sidewalks shall be constructed oa all streets. <br />9. Prior to the final preparation of the subgrade and placement of base <br /> material, all underground utility mains shall be installed and <br /> service connections stubbed out beyond cnrD line. Service from <br /> public utilities sad from sanitary sewers shall be masse available <br /> for each lot in such manner as will obviate the necessity for <br /> distarbing the street pavement, curb and gutter and sidewalks Mhen <br /> service connections are made. <br />10. Drainage shall be as shown on the map labeled Ezhibit "A". Location, <br /> extent and design of storm drainage facilities in conformity therewith <br /> to be sabject to the approval of the City Engineer. <br />11. Approval of this Tentative Map as to street improvements and street <br /> drainage, by the Planning Commission, eateads to general plans only, <br /> Detail plans and specifications as to street ~provemeats, grades <br /> and street drainage, including asses and types of drainage structures, <br /> shall be subject to the approval of the City Engineer. <br />12. Recommend that a charge of $50.00 per lot be made to offset partial cost <br /> of needed enlargement of water mains on Vineyard Avemie made necessary <br /> bk this tract. <br />
