PLANNING COMMISSION OF THE CITY OF PLEASANTGN <br />COUNTY OF ALAMEDA, STATE OF CALZFORA'IA <br />MINUTES <br />The meeting of the City Planning Commission was called to order at the City Hall <br />on March 28, 1957 at 8:06 P.M., Vice Chairman .Abrott presiding. <br />Dr. DwigJ[t Hartle was introduced as the new member of the Planning Commission by <br />Commissioner Abrott. <br />Roll Call; Present: - Commissioners Abrott, Hanifen, Trowbridge, Wetherby, <br />Wharton and Hartle. <br />Absent: -Commissioner Hewitson <br />The minutes of March 21st were approved as forwarded on motion by Commissioner <br />Trowbridge and seconded by Commissioner Hanifen. <br />Mr. Aufbermauer of the Pleasanton Cabinet Shop presented his plans and letter re- <br />questing a formal variance hearing, Action on this matter was deferred. <br />Mr. Abrott than called for the Public Hearing on the proposed minimum lot sizes. <br />Mr. Roy Jensen introduced Mr, Jack Hennessey, Executive Secretary of the Associat- <br />ed Home Builders whoma he stated would represent the local builders. Mr, Hennessey <br />presented the views oc the local builders stating that they did not wish to see <br />the minimum lot sizes changed from 6,000 to 7,000 square feet. He stated that <br />this would greatly increase the cost of the finished homes making it extremely <br />difficult for the average factory worker to purchase a home in this area. He men- <br />tioned that this additional 1,000 foot minimum would add approximately 15 - 18~ <br />to the cost of the homes, basigg the increased cost on a ration of 5 to 1. The <br />additional 10 foot in the width of the lot would necessitate more curbing, gutters, <br />sewer and water lines, etc. Mr. Roy Jensen and Mr. Leonardo of Leonardo Bros. <br />stated their opposition to the increase. City Engineer Pestana stated that in his <br />opinion no higher minimum should be set, that rather as each new subdivision was <br />proposed the land could be zoned accordingly. Mrs. Maxine Hector and Mr. James <br />Trimingham, who were present, rendered their objections to the proposed 7,000 sq. <br />ft. minimum. Mr. Abrott questioned whether it would be better for builders to <br />know exactly what the city required for new subdivisions or to submit their plans <br />and await the city~s requirements. Mr. Hennessey stated he felt it would be much <br />better to allow the subdividers to simply submit their plans. Mr. Rugg, of 4Jise <br />Associates, mentioned that the original intention was for a minimum of 7,000 sq. <br />ft. with 50 to 55 foot minimum lot width, which in his opinion would make for <br />more usuable land. After further disucssion on a motion by, Commissioner Wether- <br />by and seconded by Commissioner jJharton the Public Hearing was closed. The matter <br />will be taken under further consideration at the Commissions evork session of <br />April 4, 1957. <br />Old Business; :4 discussion on proposed park sites followed. Mr. '.Jarton sugges- <br />ted that it might be advisable for the city to procure some land <br />for such a purpose prior to purchase of available land by the sub- I <br />dividers. Mr. Abrott pointed out that this was already part of <br />the master plan submitted by Wise Associates and the necessity ~! <br />for proper maintenance of the land after purchase.
