Mr. Philip Tendon, 440 Bonita Avenue, stated he waa concerned about the number of <br />cul-de-sacs in the proposed tract. He stated that in Pleasanton Heights the banks <br />were beginning to give away to some eztent and may give sway even more in the future <br />if there mere more heavy rains. <br />Mr. Bice from the County House Nusbering Division presented hie reoossendations and <br />saggeations. He recamsended that the name "E~rada Drive" end at-Corte del Sol <br />and that there be a new nose for the street continuing to the northeast. Mr. Bice <br />suggested the nacre "Avenita Dsl ~sl", stating that Corte del Sol smy someday become <br />a thoroughfare and 'the ntse suggested above would aid in the house m:sbering. <br />Planning Consnltant Boucher questioned the afse of some of the lots stating that <br />houses could sot be put on sole of them. Be also questioned the advisability of <br />a quarter of a mile Cul-de-Sac (Corte Granada). <br />John J, Amaral stated he felt that the sire of the lots (6000 sq. ft.) was not <br />adequate for this Lype of terrain. and the Cosussion should require bigger square <br />footage per lot. Cossiaaioner Wetherby explained that the 6000 aq. it requirement <br />was exclusive of curves. <br />The City &ngineera~ conditions for approval were read. <br />A discussion on the s't-fdth of Corte Granada followed. It is 44~ wide instead of <br />50~ wide. Mr. Murray explained that thelots have the sale improvements but the <br />planter strip has been eliminated to give more length to the lots. <br />A general discussion on sewerage and storm drainage followed. Attorney Struthers <br />ezplained that a mntaal benefit district was is existence in that area. ISngineer <br />Pestaaa stated that Tract 1725 has wnatructed a 36" store drain xhich benefits the <br />proposed Tract 1917 and that an appertionate share of the coat should be borne by <br />~`%~'` all. He ae meted that M.C.C. Cosparp had dedicated the sewer Tina to the City <br />a ezation fees. Coaaisaioner Hanifen explained that this antral benefit <br />district has been the policy of the City sad ran their policy with M.G.C. Cospa:p. <br />On motion of Cosmiasioner Trowbridge, seconded by Commiesioaer Wharton, the hearing <br />with the consent of the applicants, ran continued to March 6, 1958 at 8:00 PM. <br />Further, the Eity ITngineer was iaatructed to estimate the value of City-owned story <br />sewer anti sanitary sewer improvements serving lands not controlled by M.G.C. Company; <br />and the portion of said facilities rhich Tract 1917 would use. Further, that the <br />Planning Consultant make an area study particularly considering the private road <br />serving the Andrera property and street widths in the proposed Tract 1917 ~-~~~ ~>~ <br />New ~einesss Cosmisaioner Wharton brought up the subject of tree removal by the 3~y~s! <br />CC ty~attorney Struthers stated that the Citp Council has ~a tree reroral project <br />each year, removing only .those trees xhich are rotten and dead. He stated that these <br />trees are replaced with Modesto Ash. Mra. Bernice Worley acrd Mrs. Patricia Lockhart, <br />interested residents, were present and suggestes bringing in an expert to try and <br />aaw these trees. Comsiasioser Wetherby suggested they go before the Council and <br />requested the Secretary to place them on the agenda for theCouncil~s neat meeting. <br />Commissioner Wetherby asked Consultant Boucher fora schedule on the Master Plan and <br />Zoning Ordinance. Consultant Boucher will look into this.
