<br />WHEREAS, the application of Idre, Caroline Henningsen, 1056 Division
<br />Street, for a Variance from Section 6.5 and Section 16,602,
<br />Ord, No. 309, in order to create a lot with a reduced area and rear yard,
<br />and a reduced sideyard for an accessory building, at the above address
<br />in an R-1 District, has come before this Co~ni.asion; and
<br />WHEREAS, this Commission finds that:
<br />1. Notice has been given as required by Section 19.600, Ord.
<br />No. 309; and
<br />2. The conditions specified in Section 19.1000, Ord, No, 309
<br />do exist in this case,
<br />NOId, THEREFORE, BE IT RESOLVED that this Commission hereby grants said
<br />Variance to Mrs. Caroline Henningsen.
<br />Chaitman Landon then opened the public hearing on the application of R.M. Curl,
<br />25132 Mission Blvd., Hayward, for an amendment to Ord. No. 309 in order to rezone
<br />the area bounded by Pleasanton Avenue, Division Street, Rose Avenue, and the West-
<br />ern Pacific Railroad right-of-way, from R-1 to RG-15. Mr. Owen Turner was present
<br />in the audience, appearing on behalf of Mr. Curl, and stated the property has an
<br />old house thereon which is intended to be demolished. Mr. Turner also stated he
<br />understands the property is eventually designated to be zoned RG-15, and the re-
<br />quest is being made at this time for rezoning as such. There being no further com-
<br />ments from the audience, Chairman Landon declared the public hearing closed. Mr.
<br />Falea gave the staff report and concurred that the property ie designated in the
<br />General Plan as RG-15. The staff recommends that the Commission recommend to the.
<br />City Council that this area be rezoned from R-1 to RG-15. After discussion by the
<br />Commission, upon motion of Commissioner Wipfli, seconded by Coamd.asioner Antonini,

<br />WHEREAS, the application of R,M, Curl, 25132 Mission Blvd„ Hayward, for
<br />an amendment to Ordinance No, 309 in order to rezone the area
<br />bounded by Pleasanton Avenue, Division Street, Rose Avenue, and the Western
<br />Pacific right-of-way, from R-1 to RG-15, has come before this Commission;
<br />and
<br />WF.P,REAS, this Commi.asion does find that:
<br />1. Notice has been given as required by Section 22.104 of
<br />Ordinance No. 3C9;
<br />2. The proposed amendment Fonforms with the Pleasanton General
<br />Plan; and
<br />3. The public necessity and general welfare requires the pro-
<br />posed change of district;
<br />Nod, THEREFORE, BE IT
<br />RESOLVED, that the Planning Commission does hereby recommend for approval
<br />by the City Council the application of R.M. Curl for rezoning of
<br />the subject property as described above.
<br />Chairman Landon then opened the public hearing on the apnli.cation of Mrs, Vincent
<br />Frevola, 4115 School Street, for a Variance from Section 6.5, Ord, No. 309, in order
<br />to construct an additi.:~n to a single-family dwelling which reduces the required
<br />rear yard, at the above lxation, in an R-1 District. Mr, and Mrs. Frevola were
<br />present in the audience, and Mr, Frevola sated that. they axe requesting a 5-ft,
<br />rear yard Variance in order to add a rumpus room. There being nn further comments
<br />from the audience, Chairman Landon declared the public hearing closed, Mr. Fales
<br />was cal+.ed upon fax the staff report, and stated that if, in the future, there axe
<br />many of L-his type of application, a considerable amount of introspective searching
<br />
