Turner, 25132 Mission <br />Boulevard, Hayward, for a Zoning Permit with Site Plan and Architectural Approval, <br />in order to construct eight multiple dwelling unite at 4460 and 4464 Pleasantou <br />Avenue in an RG-15 District (rezoning becomes effective on September 12, 1963), <br />Mr. Turner was present in the audience and explained the sketch present?d to the <br />Commission shocaing Cwo fourplexea. Mr. Falea said the subject property rasa rezoned <br />from R-1 to RG-15 by Ordinance No. 371 c•~hich will become effective September 12, <br />1963. There are 14,598 sq. ft, in the parcel. The number of unite allocaabl.e i.s 9.7; <br />whereas 8 units are planned. There is a high hedge which should be trimmed to come <br />within the Ordinance. ltaelve parking spaces are shown, which is the number required. <br />There is a 25-foot front yard setback which is in accordance with the Ordinance. <br />Sideyards shoran era 10 feet, tahereae the Ordinance specifies if one sideyard is <br />10 ft. the other moat be 15 ft. to make a total of 25 ft. The staff suggests moving <br />the southern-mo9t building five feet to the north. Mr. Fales also listed other <br />conditioas recoxomended by the staff. After discussion by the Commission, upon <br />motion of Commissioner Rega, seconded by Commissioner Antonini, the follocrinp, reso- <br />lution was unanimously adopted by those Coumissionera present: <br />RFSOL07.'I011 N0. 2~+0 <br />WHEREAS, the application of O.R. Turner, 25132 Mission Boulevard, Hayward, <br />for a Zoning Permit with Site Plan and Architectural Approval, in <br />order to construct e1ghC multiple dwelling units at 4460 and 4464 Pleasanton <br />Avenue in an RG-15 District, has come before this Commission; <br />HOW, THEREFORE, BE IT <br />RESOLVED, that the City of Pleasanton Planning Commission does hereby grant <br />said Zoning Pexwit with Site Plan and Architectural Approval, <br />subject to the follovaing conditions: <br />1. A landscaping plan and survey moat be submitted fox approval <br />of the City staff prior to issuance of a building permit. <br />The plan must indicate all existing trees and shrubs as well <br />as a proposed final plan. The developer shall preserve all <br />existing landscaping insofar as is possible, <br />2. A solid board fence or masonry wall shall be constructed <br />along the rear property line and along the eastern one-half <br />of the north property line, or other arrangements for screen- <br />ing the parking area shall be made and approved by the City <br />Engireer. <br />3. A 10-foot wide aidecaalk shall be constructed along the entire <br />Pleasanton Avenue frontage of the property, caith 4' x 4' <br />planter pockets created around each of the existing trees <br />along this frontage. <br />4. A site plan most be submitted indicating the grading and <br />drainage of the property. Said site plan moat be approved <br />by the City Engineer prior to issuance of a building aermit. <br />5. The driveway approach moat be constructed to City standards, <br />and moat replace the existing driveway approach. , <br />6, The off-street parking area moat be paved to City standards. <br />7. Separate sewer and water services moat be provided to each <br />buildtng. <br />8. The southern-~st building moat be moved five feet to the <br />north prior to issuance of a building permit, or the applicant <br />must apply for a Variance from the sideyard setback require- <br />ments of Ordinance No. 309. <br />9. The Zoning Permit will not become effective until the Ordinance <br />hecomea effective on September 12, 1963. <br />
