7. Water SUpp1V and Distribution System - It 1a recommended that final approval of <br />this matter be withheld until the developer has submitted engineering calcula- <br />tions and has d6morat-aCe~ to eh: satisfaction of the City Engineer that the <br />proposed distribution system is adequate for the proposed development. <br />8. Sanitarv Sewer Svatem - An additional manhole is required on Ramblewood Road <br />near lot line 255-256, and manholes will be required at 450 feet intervals on <br />the pressure main along Flopyard Road unless approved otherwise by the City <br />Engineer. <br />The minimum size of sewer main shall he 8" ae outlined in the City Design Guide. <br />Final approval of the sanitary sewer system should be withheld until the de- <br />veloper has submitted engineering calculations end has demonstrated to the eatieā¢ <br />faction of the City Engineer that the proposed system is adequate for the pro- <br />posed development. <br />9. Electric Power Distribution, Street LiahtinQ, and Telephone Service Svatems - <br />In accordance wish Article 8, Ordinance 358, the Planning Cou®iasion must <br />specify the method of installation of public utilities at the time of approval <br />of the Tentative Map. It ie recommended that streamlined underground systems <br />be used in this development. <br />10. Easements - It is iecoamiended that all in-tract easemdnts be granted ae public <br />service easements wit:1 no reference to specific use. It ie further recoa~ended <br />that the two easements shown as pedestrian easements be 15 feet in width with <br />street lightin; close Y.o the end, o;. rho eas^-r:ena, andrhat the lots adjacent <br />to these easear3-rC:a have a minimum s'±.3rh cf i0 feast ^nd be treated as corner <br />loCS concerning: side yard rec;uiremen*_s. <br />11. Other Ordinances - t;ness epecif"_cally modi.*.ied by the Planning Commission at <br />the time of r.pproval of this Tentative Map, the deve~cpment shall conform to <br />all applicable ordinances and regulations of the City of Fleasanton and all <br />other agencies having jurisdiction. <br />12. Church Site Alter~iate before the Final Map is approved for the area containing <br />the church site, the developer shall Submit to the Planning Commission for ap- <br />proval an alternate plan showing a proposed layout fox residential lots in that <br />area in the event that no church locates here. <br />3. <br />
