The next item on the agenda was the application of Scholastic Magazines, Inc., <br />James E. Palmer, A.I.A., 538 Pacific St., San Francisco, for an amendment to Zoning <br />Permit No. Z-63-19, in order to allow overhead utility inatallation fora diatance <br />of approximately 400 ft., !a connection with construction of a warehouse and office <br />facility at 5675 Sunol Blvd., in an I-P District. Mr. Palmer was present in the <br />audience and stated that granting of the subject Zoning Permit would save the <br />applicant $4,000. Mr. Fates stated the original Zoning Permit was issued with the <br />proviso that all utilities be underground. The staff feels the amount of $4,000 <br />would not affect the economic feasibility, ea stated 1n Ord. No. 309, of this <br />extensive construction. The staff recommends underground utility inatallation, ac- <br />cording to the stipulation of the original Zoning Permit. After diecuesion by the <br />Commission, upon motion of Commissioner Rega, seconded by Commissioner Lozano, the <br />following resolution was unanimously adopted by those Commissioners present: <br />RESOLUTION N0. 280 <br />WHEREAS, the application of Scholastic Magazines, Inc., James E. Palmer, <br />A.I.A., 538 Pacific St., San Francisco, for an amendment to <br />Zoning Permit No. Z-63-19, in order to allow overhead utility inatallation <br />fora diatance of approximately 400 feet, in connection with construction <br />of a warehouse and office facility at 5675 Sunol Slvd., in an I-P District, <br />has come before this Commission; <br />NOW, THERBFORE, BE IT <br />RESOLVED, that the City Planning Commission does hereby deny aforesaid <br />amendment to Zoning Permit No. Z-63-19. <br />The next item on the agenda was consideration of Tentative Subdivision Map, Tract <br />No. 2595 (Delucchi Property). Mesere. Ted Fairfield and J. McDevitt were present <br />in the audience and participated in the discussion which ensued with the Commission <br />and staff with regard to recommended conditions as presented by the City Engineer. <br />Upon motion of Commissioner Rega, seconded by Commissioner Lozano, the following <br />resolution was unanimously adopted by those Commissioners present: <br />RESOLUTION N0. 281 <br />RESOLVED: <br />The Tentative Subdivision Map for Tract No. 2595 having <br />come before this Commission as provided by Ordinance No. <br />358, is hereby approved, with the following modifications <br />and conditions: <br />See "Conditions of Approval of Tentative Map, <br />Tract No. 2595" ae approved March 11, 1964, a <br />copy of which ie attached hereto as Exhibit "A". <br />Next on the agenda was the request of W.E. Dutra, 37313 Maple St., Fremont, to dis- <br />cuea possible land use alternatives for approximately 40 acres of land located on <br />the west aide of Sunol Blvd. south of the City Limits. Mr. Dutra and Attorney <br />William Gale were present in the audience and joined in a diecuesion with the Com- <br />mieaion end staff. Mr. Dutra proposes a low density residential development of <br />single-family residences with a minimum of 10,000 eq.ft. The Planning Commission <br />was asked to give the matter their consideration. Chairman Landon stated the <br />terrain is suitable for housing but, because of the lmpending freeway, I-P develop- <br />ment should be considered. Mr. Dutra was inclined to be of the opinion that the <br />Castlewood environment and unusual topograpny dictate residential development. Mr. <br />Falea, ae a member of the Chamber of Commerce New Industries Committee, said this <br />committee does not intend to recommend areas to be zoned industrial. The committee <br />does not have a recommendation as to either industrial or residential development, <br />and the staff is of similar disposition. The immediacy of the proposed freeway <br />makes the property desirable for industrial development. It is Located across from <br />the Martin property. The staff recommends they be allowed to refer this matter to <br />the City's Planning Consultants, Livingston and Blayney, and ask them to evaluate a <br />land use for this particular property, rather than any specific proposal, and <br />report to the Commission on March 25, which is the date of the public hearing for <br />the Martin proposal. The Commission was in agreement with this suggestion and it <br />was so ordered. <br />
