M I N U T E S <br />of <br />THE MEETING <br />of <br />THE PLANNING COMMISSION <br />Pleasanton, California <br />September 23, 1964 <br />The regularly scheduled meeting of the Planing Commission was called to order at <br />8:00 P.M, on Wednesday, September 23, 1964, by Chairman Landon. <br />ROLL CALL showed the following: <br />Present: Commissioners Johnston <br />Lozano <br />Raga <br />Chairmen Landon <br />Secretary Fales <br />Absent: Commissioner Antonini <br />Upon ration of Commissioner Lozam, seconded by Commissioner Johnston, the minutes <br />of the meeting of September 9, 1964, were approved ae presented by unanimous vote <br />of those Commissioners present. <br />Chairman Landon opened the public hearing on the application of Duke T. Bonds, Sr., <br />524 Neal St., fora Variance from Section 8.500, Ord. No. 309, in order to construct <br />a carport within the required rear-yard setback, in connection with an existing <br />duplex at 4420 Pleasanton Avenue, in an RG-15 District. Mr. False, in giving the <br />staff report, quoted from Sections 16.602 and 18.102 of Ord.No. 309. The require- <br />ment for this existing lot of record is for a 10-foot minimum rear yard, whereas <br />the applicant wlehea Chie reduced to 8 feet to allow a 12-foot attached carport. <br />The staff recommends that the Variance be granted, subject to the requirements of <br />all other City ordinances. There being no comments from the audience, it was moved <br />by Commissioner Lozano, seconded by Commissioner Johnston, and carried, that the <br />public hearing be closed, After diacuaelon by the Commission, upon motion of Com- <br />missioner Rega, seconded by Commissioner Lozano, the following resolution was <br />adopted by unanimous vote of those Commissioners present: <br />RESOLUTION N0, 344 <br />WHEREAS, the application of Duke T. Bonds, Sr., 524 Neal St., for a <br />Variance from Section 8.500, Ord. No. 309, in order to con- <br />struct a carport within the required rear-yard setback, in connection <br />with an existing duplex at 4420 Pleasanton Aveme, in an RG-15 District, <br />has came before Chia Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the above-named Variance ie hereby granted subject to the <br />following conditions: <br />1. The architecture of said carport moat substantially <br />conform to the architecture of the exiating duplex. <br />2. Said carport moat met ell other applicable City <br />ordinances and regulations. <br />Chairmen Landon then opened the public hearing on the application of Reno Cairo, <br />4355 Second Street, for a Variance from Section 7.500, Ord. No. 309, in order to <br />allow construction of a covered patio within the rear and aide-yard setbacks at <br />the above address in an R-2 District. Mr. Falea, in giving the staff report, <br />quoted from Section 16.602, Ord, No. 309, and stated that the applicant wishes to <br />reduce the 5-ft. minimum aide-yard requirement to one foot. The existing house <br />hoe a 7-ft.aideynrd and the existing guest house has a 5-ft. aide yard. Although <br />a Variance may be granted to allow construction up to the property line, the Build- <br />ing Code prohibits construction within 3 ft. unless a solid wall is constructs d <br />having a one-hour fire resistive rating. Also, two additional Variances would be <br />required from Section 16.604 of Ord. No. 309, one being the reduction of distance <br />from the min building to the proposed patio from 14 ft, to 6 ft., and the other <br />
