<br />RPSOLVED, that the above-named Variance is hereby granted to show one
<br />side-yard of 0 ft. and the other aide-yard of from 60-80 ft.
<br />from the property line, for the construction of n car-wash building only,
<br />subject to the following conditions:
<br />1. Approval ie applicable only to the proposed car-wash
<br />facility.
<br />2. All on-site paving shall be accomplished only with prior
<br />approval of the City Engineer ae to extent, and shall be
<br />installed to City specifications.
<br />3. All street improvements shall be installed to City
<br />standards, shall be installed on all street frontage
<br />of the subject property, end shall include sidewalk,
<br />curb, gutters, driveways and street trees.
<br />4. Prior to issuance of a building permit a drainage plan
<br />for the subject property shall be submitted to and ap-
<br />proved by the City Engineer.
<br />5. A redwood fence shall be installed on the periphery of
<br />the property as delineated by the City Engineer.
<br />6. The car-wash facility shall be constructed of a elump-
<br />atone material with a redrock roof.
<br />7. On-site landscaping shall be installed ae indicated on
<br />the approved site plan, with the installation of additional
<br />trees where possible.
<br />Upon motion of Chairman Landon, seconded by Commissioner Rega, the following reso-
<br />lution was adopted by unanimous vote:

<br />WHEREAS, the application of Wm. F, Webb, Route 1, Box 404, Pleasanton,
<br />for a Zoning Permit with Site Plen, Architectural and Land-
<br />scape Approval in order to construct a car-wash facility on Lot 10,
<br />Verveir Ave., in a C-T District, has come before this Commission;
<br />NOW, TffiEREFORE, BE IT
<br />RESOLVED, that the above-need Zoning Permit ie hereby approved subject
<br />to the identical conditions as outlined in Planning Coa~miseion
<br />Resolution PIo. 428.
<br />The next item on the agenda was the application of Mrs. Angela Gerarditti, 4103
<br />Graham St.;, for a Zoning Permit. under Section 17.604, Ord. No. 309, in order to
<br />conduct sewing and clothing alteration work at the above addreae, in an R-1 Dist-
<br />rict, Mr. Falea stated that the staff considers the subject application ie in
<br />accordance with hams occupations, as defined in Section 17.604 of Ord. ldo. 309, and
<br />recoarmends approval with the provision that the applicant must secure a business
<br />licanae. Mss. G^rardini was present in the audience. Follo~dr.3 consideration by
