M I N U T E S <br />of <br />THE MEETING <br />of <br />THE PLANNING COMMISSION <br />Pleasanton, California <br />May 26, 1965 <br />The regularly scheduled meeting of the Planning Commission was celled to order at <br />8:00 P.M., on Wednesday, May 26, 1965, by Chairman Landon. <br />ROLL CALL showed the following: <br />Present: Commissioners Antonini <br />Johnston <br />Lozano <br />Rega <br />Chairman Landon <br />Secretary Felee <br />On motion of Co®d.eaioaer Johnston, seconded by Commissioner Rega, the minutes of <br />the meeting of May 12, 1965, were approved as presented by unanimous vote. <br />Chairman Landon opened the public hearing on the application of Mrs. Chester Rossi, <br />9838 MacArthur Blvd., Oakland, fora Variance from the requirements of Ord. No. 309, <br />in order to construct multiple dwelling unite with a reduced site width, rear yard, <br />side yard and driveway, at 492 St. John Street, in an RG-15 District, which had <br />bean continued from the meetings of April 28 end May 12, 1965. Mr. Fales stated <br />that City Attorney Struthers has been in touch with Mr. Hric Schnurmacher, attorney <br />for Mra. Roaei, who requested a continuance to the meeting of June 9. This con- <br />tinuance refers to both the Variance and Zoning Permit applications on this agenda. <br />It was moved by Commissioner Lozano, seconded by Commissioner Antonini, and <br />carried, that the public hearing on the Variance application and also the Zoning <br />Permit application of Mrs. Cheater Rossi be continued to the meeting of June 9, 1965. <br />Chairman Landon opened the public hearing oa the application of Wm. F. Webb, Rt. 1, <br />Box 404, Pleasanton, for a Variance from Section 12.500, Ord. No. 309, in order to <br />construct a car-wash facility with a reduced aide-yard setback. on Lot 10, Vervain <br />Ave., in a C-T District, which was continued from April 28 and May 12, 1965. It <br />was agreed to consider the subject Variance application in conjunction with the <br />Zoning Permit application for the subject property later on the agenda. There being <br />no comments from the audience, it was moved by Commissioner Lozano. seconded by Com- <br />mieeioner Antonini, and carried, that the public hearing be closed. <br />Chairman Landon opened the public hearing on the application of Humble Oil and Re- <br />fining Co., 1330 Broadway, Oakland, fora Zoning Permit with Site Plen, Architectur- <br />al and Landscape Approval in order to construct an automob_.le service station at <br />344 Msin St., is a C-C District. Mr. Falea, in giving the staff report, stated <br />that the Subdivision Committee has approved a Minor Subdivision creating the sub- <br />ject parcel. The applicant proposes to preserve seven of the 24 existing living <br />trees on and adjacent to the subject property, and to construct a baeketweave red- <br />wood fence, the location of which presented problems. Street widening will neces- <br />sitate granting of right-of-way. Aa apparently internally lighted 6'8"x10`0" oval <br />sign is ncoposed. The staff feels that the subject plan ie not is keeping with <br />City policy to do something different, unique os interesting in the downtown <br />section of the City. The staff is of the opinion that a different and exciting <br />type of gas station architecture could be developed on the subject parcel taking <br />advantage of more of the existing landscaping and reducing the paved areas, drive- <br />ways and inevitable traffic conflicts. If the applicant does not feel he can do <br />all of thin, the staff would suggest ae an alternative that the proposed service <br />station be moved to the sear of the original parcel an3 abutting the proposed new <br />street, which would be a better location, and the front portion could more easily <br />bo developed to office use preserving most of the existing landscaping. Mr. Keith <br />Fraser, of the Livermore law firm of Haley, Schenone and Tuckxr, representing the <br />applicant, stated that the subject public hearing is not timely since the time has <br />run out. Mr. Ralph B. Pahlmeyer, owner of the subject property, spoke on behalf <br />of the application, as did Mike Stanley, G48 Donita Ave., Mr. John Schweizer of <br />Humble Oil 6 Refining Co., Mr. Paul Loretz, 276 Spring St., and Judge Joseph <br />Schenone of Livermore. M.. Pahlmeyer said a service station oa the rear of the <br />property would aot be econos~i.cally feasible for at least ten years. Dr. Howard Long <br />
