UPON MOTION OF CHAIRMAN <br />ANTONINI, SECONDED BY COMMISSIONER PLATO, AND CARRIED, IT WAS DETERMINED TO <br />APPROVE Z-68-7 PER DESCRIPTION OUTLINED ON ELEVATION DRAWING "EXHIBIT A." <br />6f. Z-68-8 Vic Lund Jr., by Jack Brae. <br />Application for Zoning Permit with Site Plan and Architectural Approval to <br />allow construction of proposed addition to existing building, to be located <br />at 164 Main Street. UPON MOTION OF COMhIISSIONER GARRIGAN, SECONDED BY CHAIRMAN <br />ANTONINI, AND CARRIED, IT WAS DETBRMINED TO APPROVE ZONING PERMIT Z-68-8 <br />WITH THE FOLLOWING CONDITION: <br />1. That the addition and exterior materials of the proposed <br />addition shall be as per description outlined on elevation <br />drawing labeled Exhibit A. <br />9. REFERRALS FROM ALAMEDA COUNTY <br />Mr. Castro read a letter from the County Planning Commission regarding an <br />application of Robert Rishel to rezone from General Agriculture to Light <br />Industrial District an approximately 1.9 acre parcel extending between <br />Interstate 580 and Dublin Road, approximately 360' southeast of their westerly <br />intersection. After a brief discussion, the Commission indicated they had no <br />objection to the proposal, and asked that a letter be sent to Alameda County <br />stating that opinion. <br />13. MATTERS INITIATED BY COMMISSION MEMBERS <br />Commissioner Plato advised the Commission that the landscaping on Wells ~kl and 2 <br />located on Santa Rita Road, has not been completed, as agreed to by the City <br />and Alameda County per letter to Mr. Campbell from Paul Lanferman dated April <br />21, 1967. The agreement was that both well sites would be landscaped upon <br />completion of Well ~2 by early fall of the year 1967. The Commission asked <br />the Planning Director to send a letter to Alameda County reminding them <br />of the agreement. <br />Sa. Tract 3004 Tentative Tract Man. D & V Builders. <br />Request of D & V Builders for Tentative Map Approval of Tract 3004, contatnt ng <br />approximately 140 acres located on the west aide of Hopyard Road, between the <br />Pleasanton Canal and the Arroyo Mocho. Mr. Castro read a memorandum from the <br />Associate Civil Engineer stating he had not yet completed study of the map <br />and could recommend no conditions. Mr. Castro read the subdivision Committee <br />minutes of February 7, 1968, concerning Tract 3004. <br />At this point Commissioner Arnold left the meeting. <br />The Commission reviewed the proposed Tentative Map and a lengthy discussion <br />followed. Mr. Frost supported the linear::park proposal. The Commission s <br />primary objection was the lack of variety in lot sizes and over-all house <br />prices. The Commission asked that some 7,000 foot lots be included in the <br />tract. The Commission indicated they supported the meandering park idea. <br />After further discussion, UPON MOTION OF CHAIRMAN ANTONINI, SECONDED BY <br />COMMISSIONER GARRIGAN, AND CARRIED, IT WAS DETERMINED TO CONTINUE THE MATTER <br />TO THE MEETING OF FE$RUARY 28, 1968, WITH THE APPLICANT"S CONSENT TO SUBMIT <br />REVISED PLANS, <br />12. MATTERS FOR INFORMATION OF COMMISSION <br />Mr. Castro reviewed the City Council's request for the Planning Commission's <br />opinion on the setback when apartments abut residential districts. Mr. Castro <br />informed the Commission he couldn't suggest a workable figure, but felt the <br />matter should be considered at the time the subdivision design is reviewed, <br />and again at the design review stage. Mr. Gene Rega suggested a figure worked <br />out by degrees; felt there should be a minimum figure in the Ordinance. Mr. <br />Castro stated that if a sliding scale were used, lot sizes would have to be <br />corrected throughout the proposed Ordinance. UPON MOTION OF COMMISSIONER <br />GARRIGAN, SECONDED BY CHAIRMAN ANTONIPII, AND CARRIED, IT WAS DETERMINED TO <br />RECOMMEND TO THE CITY COUNCIL THAT THE MINIMUM DISTANCE BE CHANGED FROM 25 <br />FEET TO 30 FEET, WITH INDIVIDUAL DESIGN REVIEW AT TEiE TIME OF SUBDIVISION <br />REVIEW. <br />There being no further business to come before the Commission, upon motion of <br />Commissioner Carrigan, seconded by Chairman Antonini, and carried, eetin; <br />was adjourned at 11:45 P.M. to meet again on March ~,~6 ~r R:00 P. <br />14-68 <br />
