Homolka <br /> City of Pleasanton <br /> Post Office Box 520 <br /> Pleasanton, California 94566 <br /> <br /> Dear Mr. ~omolka: <br /> <br /> In accordance with our phone conversation today, I am writing you <br /> to outline my proposal for appraisal services relative to two <br /> parcels of land situated at Santa Rita Road and the future <br /> interchange of Hacienda Drive. These parcels need to be <br /> appraised for the North Pleaaanton Improvement District project. <br /> It is my understanding that you need appraisals on both parcels <br /> to assist in negotiations with the property owners and/or <br /> possible condemnation proceedings. However, you indicated 'that <br /> the appraisals would be moat likely utilized for establishment of <br /> credits for roadway work for the property owner. <br /> <br /> Our fee to do the appraisals on both properties in one report <br /> suitable for legal proceedings will be $13,000. If there are any <br /> additional parcels of land to be added within this same general <br /> area and these parcels have similar use potential, the additional <br /> cost will be $2,500 per parcel. We understand that each of the <br /> two parcels you have asked us to appraise is about four to five <br /> acres. We additionally understand that one parcel had an older <br /> industrial building situated on the property which recently had <br /> to be demolished. We will consider any value these improvements <br /> had for the appraisal. <br /> <br /> If we receive your authorizat~on to proceed within the next few <br /> days, we should be able to complete the assignment within Sixty <br /> (60) days of receipt of your authorization to proceed. 'This <br /> would put the approximate delivery date at mid-January. Once the <br /> appraisals have been issued, all additional meetings and/or= work <br /> requests will be billed at my standard hourly rate of $150. <br /> <br /> <br />
