PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2$02 <br />RESOLUTION APPROVING TENTATIVE MAP FOR TRACT 5578 <br />WHEREAS, Shea Homes has applied for tentative map approval to <br />subdivide an approximately 42 acre site into fifty <br />parcels for single-family residential use, ranging in <br />size from approximately 4,500 square feet to <br />approximately 6,000 square feet, and one remainder <br />parcel of approximately 35 acres located generally in <br />the area north of the intersection of Rheem Drive and <br />Rheem Court; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Medium Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of June 25, 1986 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, a negative declaration was prepared in conjunction with <br />the planned unit development for the entire Kamp <br />property (PUD-83-8). The subdivision of the 7.6 acre <br />site is in conformity with the overall PUD and, <br />therefore, was included within the scope of that <br />previous environmental document. Therefore, no further <br />environmental review is necessary at this time; and <br />WHEREAS, the Planning Commission finds the proposed subdivision <br />(Tentative Map Tract 5578) to be in conformance with the <br />General Plan of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Approves Tentative Map Tract 5578, application of <br />Shea Homes, as herein described subject to the following <br />conditions: <br />1. That the development shall be substantially as shown <br />on Tentative Map Tract 5578, on file with the City <br />Planning Department. <br />2. That all debris and waste from previous construction <br />phases located within the area of PUD-83-8 be <br />removed from those areas prior to the recordation of <br />the final map. <br />3. That if the City initiates a school impact <br />assessment fee on residential development prior to <br />- 1 - <br />
