applicant's proposed plans. The additional 3 ft. widening is <br />necessary to meet the ultimate R/W requirements (based on the <br />1972 City-County Precise Plan Line for Foothill Road) and the <br />interim requirements (based on effecting an interim bike-path <br />system on the east side of Foothill Road) of the City of <br />Pleasanton. <br />35. The applicant shall grant to the City of Pleasanton, a slope <br />easement, sufficient in width to provide for the required fill <br />bank, along the Foothill Road frontage of the subject <br />development. <br />36. The applicant shall dedicate the access rights along the Foothill <br />Road frontage of the subject parcel to the City of Pleasanton. <br />Access to this development shall be from Flagstone Drive. <br />Foothill Road shall be a non-access area. <br />37. The applicant shall cause the Foothill road frontage of the <br />subject parcel to be graded to the ultimate right-of-way <br />configuration at the time of completion of Flagstone Drive, <br />including any required raising of any existing utilities. <br />38. The applicant/developer shall cause the public improvements along <br />the Foothill Road frontage of the subject development to be <br />designed and installed to the satisfaction of the City LNgineer. <br />These improvements shall include, but are not necessarily limited <br />to: clearing, grading, installation of vertical curb and gutter, <br />installation of any required utilities, installation of an 8 ft. <br />wide, P.C.C. sidewalk to function as both a pedestrian walkway <br />and a bike way, traffic control devices, landscaping, an <br />automatic irrigation system, a 6 ft. masonry wall, and street <br />paving. <br />39. The applicant shall dedicate to the City of Pleasanton for street <br />right-of-way purposes, the parcel of land required for the <br />completion of Flagstone Drive. <br />40. The applicant shall grant to the City an 8 ft. wide public <br />service easement (PSE) along the Flagstone Drive frontage of the <br />subject parcel. <br />41. The applicant shall <br />required to complete <br />City Engineer. <br />design and install all public improvements <br />Flagstone Drive to the satisfaction of the <br />TM5521/WS/gt <br />
